Recently completed luxurious villa with private pool 8 x 4m (heated). Situated in world famous wine village of Fitou in Languedoc Roussillon area of the South of France. The villa has views of the lagoons and Mediterranean Sea. The property has four bedrooms and can sleep up to 8 people, with two bathrooms, spacious living area, covered terrace, decking area with private pool and garden. Air-conditioning in all four bedrooms.
Modern and well equipped kitchen with an open plan living area. The property consists of three double bedrooms and one twin bedded room and can comfortably sleep 8 people. A cot and high chair can also be provided. There are two luxurious bathrooms, one on each floor, consisting of a bath and separate shower, basin and toilet. All the bedrooms have airconditioning.
There is a spacious open plan living area/dining room and kitchen. The kitchen is extremely well equipped with kettle, coffee machine, toaster, microwave and dishwasher. Almost all the windows in the villa have electric shutters. There are two sofas and a large dining table which can seat up to 8 quite comfortably.
The villa has a covered terracing to the front of the property adjoing the heated swimming pool (8m x 4m). There is also a decking area which overlooks the lagoon and sea where breakfast can be enjoyed in the early morning sun.
There is a garage where the gas barbeque and garden furniture are stored. A washing machine and tumble dryer are available for guests to use in the utility area in the garage. There is also a parking space for at least two vehicles. On the 2nd floor there is a small private balcony (off bedroom 4) which overlooks the Mediterranean Sea.
This stretch of the Mediterranean coast is renowned for its long, sandy beaches the nearest of which is a 10 minute drive away and offers a variety of water sports, particularly windsurfing. Fitou is well placed for exploring the region of Languedoc Roussilon, one of the largest wine producing areas of France. The Mediterranean Sea is a 10 min drive, the Pyrenees ½ hour and the Spanish border is 30 mins drive.

Local activities in and around Leucate, Languedoc-Roussillon
Fitou Wine tasting – Fitou is a world famous wine village and there are numerous wine caves and restaurants situated in the village and surrounding areas.
Outdoor activities – Swimming in the private pool or take a trip to one of the nearby Mediterranean beaches where a variety of water sports await you including sailing, scuba diving and waterskiing. Windsurfing on the nearby lagoons is extremely popular in this area. The nearest beach is at Leucate which is 10 min drive. Walking or trekking in the nearby Corbiere mountains. Tennis courts and a football field are available in the village. There is a childrens’ play area next to the pools.
Further Afield The area is renowned for its long sandy beaches (stretching from Beziers to the north to Collioure a delightful fishing port and artistic centre near the Spanish border), vineyards and medieval castles. Carcassone (a World Heritage Site), Narbonne, Perpignan and the coastal towns of Collioure and Port Vende are all well worth a visit. Take a trip on the Petit Jaune Train (The Yellow Train) up into the Pyrenees and enjoy the spectacular views or if you are feeling energetic climb the Canigou, one of the highest peaks of the Pyrenees on the French/Spanish border. Visit the magnificent African safari park at Sigean (15 mins by car) or cross into Spain and visit the Dali Museum at Figueres (¾ hour drive). The Lanquedoc Roussillon region boasts 300 days of sunshine a year making it an all year round destination.
Shopping There is a recently opened supermarket in Fitou village and a café/bar, bakery (within a 15 min walk). There are several excellent restaurants in Fitou village. The major hypermarkets and a wide range of shopping can be found in Perpignan (15 mins) or in Narbonne (25 mins). Leucate (on the coast) has a variety of small shops and cafes and bars.
