A magnificent 500 year old, heavily beamed house - reputed to have been built as Lord Guldeford's summer residence, beautifully and lovingly restored by the owner. This hugely characterful ancient house has some wonderful tiled flooring, as rich solid oak flooring with good quality carpeting throughout the main living rooms, uneven, sloping floors and wonderful nooks and crannies to discover plus leaded light windows to all rooms. The carving over fireplaces and walls has been lovingly restored and much of the furnishings have been retained and restored to maintain the character and feel of this wonderful property.
Located just one mile from the very popular and interesting Cinque Port of Rye and only 3 miles from Camber Sands, the beautiful old church of East Guldeford lies close by. Accessed from the other side of the road is a cycle path leading to Camber, the nature reserve at Winchelsea and Lydd and there is a wealth of good walks leading from the property.
Ample parking beside the house which lies just on the A259 (some road noise) with entrance directly into hall/utility room with sink, automatic washing machine and tumble dryer, beamed vaulted ceiling and staircase leading to the upper floor.
On the ground floor, the hallway leads through to an inner hallway. Here is a shower room comprising a shower, washbasin with shaver point over, WC and electric wall heater. The large hall/seating area is comfortably furnished with a settee and armchairs, colour TV/DVD/video/digital radio with Freeview, and main doorway to the enclosed garden. Curving wooden stairs - steepish with grab handrails -lead to the upper floor with its myriad of bedrooms. There are 3 double bedrooms (Guldeford Room, Chapel Room, East Room), one twin room (Moat Room) with ornate 3'6" single beds and 1 single bedrooms, one of which leads off the Guldeford Room and the other (The Chapel Room), can be offered as a single room. They are all furnished beautifully and in keeping with the character of this lovely house.
Accessed off the hall/lounge area is a pretty enclosed garden plus stone patio area and lawned garden to the side and rear of the house - all enclosed and fencing all round - overlooking the pond. Games room with darts, table tennis and toys . Garden furniture, umbrella and barbecue are all available here.
