This peaceful and spacious villa, with superb views of vineyards and local countryside, is on the edge of the charming medieval wine producing village of Autignac. The recently refurbished property, situated in its own large grounds, has a well-equipped games room and large swimming pool.
The village centre is within a few minutes easy walk and offers everything needed for day to day living, with larger shops only a short drive away. A wide variety of Mediterranean beaches lie just 30 minutes to the south. The local area offers hill walking, bird watching, golf, kayaking, swimming and other water sports. It is an area that has suffered a turbulent history, resulting in a wealth of historical sites to explore. There are ample opportunities to sample the excellent local wines of Autignac and the surrounding villages!
This quiet and peaceful villa is the perfect place to unwind. It is set in it's own Mediterranean garden of 3,100m2, with the large main terrace facing south west offering the perfect opportunity to sip the local wine and watch the sun sink behind the vine covered hills. There is a barbecue and ample teak garden furniture available as well as sun loungers by the pool. The spacious, open plan lounge, kitchen and dining room has patio doors opening onto the large terraces at the front and rear of the property and a stone fireplace with wood-burning stove. There is a wide-screen satellite TV with UK channels, DVD and video players as well as a hi-fi sound system. A selection of DVDs, videos, CDs games and books is available for use by guests. The property remains cool thanks to its construction and ceiling fans in almost every room.
The huge lower ground floor includes a laundry area; games room with snooker, table football and table tennis tables as well as a garage area. There is also ample parking space for a number of cars to the side and front of the property.

Local activities in and around Autignac, Languedoc-Roussillon
Languedoc's diversity caters for all tastes, from mountaineering to wind surfing, from bird watching to sunbathing, from canoeing the rapids to diving. Sunny, sandy Mediterranean beaches lie just 30 minutes drive to the south offering beachfront cafés and excellent seafood restaurants; Marseillan Plage and Serignan Plage for the quieter beaches; Cap d'Agde for all entertainments, chic shopping and numerous activities including water sports.
Inland there are many opportunities for hill walking amongst astounding scenery and Lake Salagou for fresh water swimming and water sport. A short distance away is the picturesque Orb Valley, at the heart of which is the fascinating small town of Roquebrun. Also nearby is the Canal du Midi, with many interesting features and some beautiful flat walks and cycle rides along its towpaths.
Less active visitors will enjoy visits to historical medieval towns, art galleries and historical sites of interest. The fascinating medieval towns of Bezier (famous for its flower market on Fridays and the annual “Feria”), Pezenas (with its wonderful Saturday market) and fortified Carcasonne are just a short distance away. Other sites in the area include the magnificent Abbeys of Frontfroide and Lagrasse, the Cathar castles in Peyrepertuse and Queribus and the African Wildlife Reserve at Sigean.
Just outside the village lies the imposing ‘Chateau Grezan’ – a superb chateau hidden by vineyards and trees. It is owned by the Lanson Champagne family and here you’ll find an outstanding restaurant and wine cave. Perfect for the special evening out. The whole area is famous for its wine, with Autignac being situated in the Faugeres region and close to Saint Chinian. There are numerous local wineries that are pleased to spend time to introduce you to their produce. Also nearby are the Paul Ricard caves in Bessan and the museum and caves of Noilly Prat in the spectacular harbour side village of Marseillan.

Rental Notes: Prices are for rental of the entire property per week. A 10% deposit isrequired to secure a booking with the balance and the security bond being payable 8 weeks before the arrival date. Bookings run from Saturday 4.00pm to Saturday 10.00am and include electricity, water, linens and towels (not beach towels) changed weekly. More frequent changing of linens and towels can be arranged at an additional cost. The pool is open from May 1st to the end of October. This is a no smoking property. A refundable security bond of £250 is payable.
