Really superb and very spacious stone-built Victorian house set in half an acre of lawned and hedged garden, ¼ mile out of the secluded and unspoilt coastal village of Aberdaron with its two pubs, small supermarket, paper shop and bakery, within easy walking distance of the beach; an ideal base from which to explore this remote and beautiful area at the tip of the Lleyn Peninsula.
The house overlooks the entire wide sweep of Aberdaron Bay, as well as the open countryside of the headland leading towards Bardsey Island, and has been entirely refurbished to a high standard, adding a new large conservatory/garden room with unrivalled views, which leads on to a decked sun terrace and lawned garden with BBQ and patio area. Ideal for large family groups, as well as parties of golfers playing at the nearby Nefyn Golf Club.
SIX very good-sized bedrooms, sleeping a maximum of 14 people, OR, at a lower rental, just the FOUR first floor bedrooms, to sleep up to 10 people (one double bed, one twin bedded, and two of the bedrooms have three single beds). I allow a reduced rate for fewer than 4 people out of season.
2 dropside cots are available. One king-size double with sea view, one twin with sea view, two triples with rural views, 2 further twin bedrooms on 2nd floor. Bathroom/w.c. with super-sized bath/shower cubicle. Large-sized shower cubicle and w.c. Additional ground floor cloakroom.
Fully modernised fittted kitchen with electric double fan oven, ceramic hob, fridge-freezer and dishwasher. The kitchen leads to a utility room containing washing machine, tumble dryer, and microwave. Dining room seats up to 10 comfortably at one sitting, with original quarry-tiled floor. Double length sittingroom , piano (tuned regularly!), wide-screen TV/Digibox/DVD player, hi-fi system and open fire. Another smaller sitting room/playroom over looking the sea, with comfy chairs, second TV/Digibox/video, books and some toys and games for children. Basement games room with pool table, coal effect fire, and comfy chairs, as well as music centre.
Wireless broadband internet throughout the house.Telephone available for local and emergency calls only.
Ample parking for cars and boats in private gravelled drive, as well as a drive-through garage with parking at the back of the house.
The rental charge includes £10 pw towards electricity, but does not include oil for the central heating, or coal for the fire. Winter breaks, as well as reduced rates for smaller parties, are available.
Well-behaved pets are very welcome.

Terrace, Garden, BBQ, Parking, Garden Furniture. The large garden is completely enclosed by hedges and gates, making it safe for children. There are however a few holes in the hedge where a determined dog could make a successful bid for freedom!

The garden is fully enclosed by hedges and gates, although really determined dogs seem always to be able to find a small hole to get out!
Local activities in and around Pwllheli, North Wales
Walking the Coastal Path of Wales - access directly from the house, on foot. Golf at Nefyn Golf Club 7 miles away. Mile-long sandy beach for safe swimming, and for exercising dogs at the far end, past the area where the children play and paddle. Two excellent pubs, with good food in each. Two cafes in the village (closed out of season).
Into Aberdaron village and right up steep hill parallel to the beach, PAST the right turn at the top to Porth Oer. The house is 200 yards further, on the right hand side, set back up a short drive.

Rental Notes: Arrival after 4.30 pm please, departure by 10 am. Saturday changeovers, though occasionally different days can be arranged.
NO LINEN is provided, only duvets and pillows.
The house is available at a lower rental to accommodate up to 10 people, using only the first floor bedrooms (one kingsize double, one twin, and 2 large bedrooms with 3 full-sized single beds)
Weekends out of season are negotiable, usually to include fuel costs. At other times, electricity is not included, except for a £10 allowance, nor is the cost of oil used.
Rubbish disposal (fornightly collection of one bin only!) isn't easy in our lovely part of Lleyn, so we ask all visitors to recycle like mad and, if possible, take away to the local dump in Pwllheli (it is on the way home for most people) what remains of their waste rubbish after their stay.
No large parties of young people (under 25's), unless I'm convinced they will respect my house and furnishings!
