Originally built as part of a Coaching Inn in around the 17th Century,this delightful cottage is situated in the peaceful hamlet of Ings in the heart of the Lake District National Park. It has recently been refurbished, with new kitchen, bathroom and en-suite facilities. The combination of charm and comfort with one of the best Lakeland pubs within 200 yards makes it difficult to beat. There is immediate access to beautiful walking country while at the same time being very close to all the major tourist attractions of the Southern Lakes.
Ideally located for walking, cycling, water sports or just ‘peace and quiet’! Late Autumn or early Winter is a great time to visit. You don't need to go to New England to enjoy the 'fall'. Also, don't miss the Christmas festivities in Kendal.

The cottage sleeps five in three bedrooms and has delightful views of open countryside to both the front and rear. There is also a secluded south facing rear garden. Fully centrally heated with traditional stonewalls gives you warmth in the winter and stays cool in the summer.
Cosy lounge with exposed oak beams has a ‘living flame’ fire set in a natural stone fireplace. Colour TV, CD/radio. Two double sofas & easy chair. A local information pack is also available. The separate kitchen/dining room has recently been completely refurbished and is fully equipped with dishwasher, washing machine, microwave, cooker and fridge with small freezer compartment.
First Floor: Bathroom with bath/shower, washbasin, WC and airing cupboard. Large bedroom with ensuite shower, washbasin and wc . Pine double bed, dresser, wardrobe with views over the churchyard to the hills.
Second Floor Front Bedroom with twin pine beds, dresser, wardrobe, chest of drawers. Rear bedroom with pine bed, wardrobe, chest of drawers and open views to countryside.
Outside Easy parking to front of cottage. Well manicured safe south facing lawned & flower bordered garden plus cosy patio area. Outbuilding for bikes & toys. 2 tables & 8 chairs & BBQ for outside dining. Modern little used children’s play area nearby.

Local activities in and around Windermere, North
The award winning Watermill Pub is within easy walking distance and offers excellent homemade food and guest beers.
Staveley village one mile away has many local facilities including a Spar, butcher, bakery, & chemist. The village has three pubs including the excellent Eagle and Child with bar food and restaurant. There is also a pretty garden and riverside terrace.
Windermere has all the amenities you would expect including a large supermarket, cinema and numerous bars and restaurants (5 mins drive). Kendal has a thriving cultural centre which includes the Brewery Arts complex and theatre (15 mins drive).
This area of the Lake District has no shortage of sporting activities. A full range of watersports is available on Lake Windermere including boat trips. It is an excellent area for walking and cycling- cycle hire available locally.
Golf courses are at Kendal, Crook and Grange. There are numerous opportunities for horse riding and fishing. Kendal has it's own ski centre. Kendal is an excellent shopping centre and the famous Lakeland shop with award- winning cafe is 5 minutes away in Windermere.
Ings is 20 mins from M6 junction 36, follow A591 towards Windermere and one mile after Staveley, turn left signposted Ings. The cottage can be found a little way along opposite the village church.
