Deep in the heart of the Minervois wine-producing region and yet only 45 minutes drive from the Mediterranean beaches and the medieval city of Carcassonne, this newly- and tastefully-renovated gite is set in an attractive garden with a shared pool.
The property is on the edge of the village of La Liviniere, and just a short drive away from Olonzac, 'the capital' of the Minervois. La Liviniere is associated with wine-making and has a bakers, a general store and a small cafe-bar. All your needs are catered for in Olonzac, which has a wide variety of shops, a supermarket, bars and restaurants, and a great market every Tuesday morning.
This spacious, welcoming property has an attractive, modern living room, a fully-equipped kitchen, 3 double bedrooms, two shower rooms and two separate WCs.
One of the owners, who lives in an adjacent property, speaks very good English and can advise you on the best places to visit, the best local restaurants and the best local wines to drink.
This property is on a 'domaine' and has its own private entrance door, parking space and terrace, with a barbecue, table and chairs for al fresco dining. Also on the domaine is the owners' apartment and another holilday property - thus the large garden and the swimming pool may be shared with others.
On the ground floor, the living and dining areas are open plan and tastefully and comtemporarily furnished. In the living area there are leather settees, and a TV, DVD, video-recorder and a stereo unit, as well as books and games for your entertainment. You can access the internet here via a WiFi connection. The kitchen is newly-fitted and modern with all facilities including a dish-washer and a washing machine.
Also on the ground floor is a spacious bedroom with a double bed, bedside tables and a wardrobe.
Both shower rooms are also situated on the ground floor - one of the showers is a hydro-massage shower, the other a normal shower. There are two separate WC.s and a single washbain.
On the first floor are two further bedrooms: the first a spacious room with a double bed, bedside tables and a wardrobe. The second bedroom has 3 single beds, bedside tables and a wardrobe. There is a small connecting door, if required, between these two bedrooms, which is ideal if you have small children. However both the upstairs bedrooms can be accessed by separate staircases if you wish.
The swimming pool in the garden is 4m x 8m and complies with French safety requirements.
This property is ideal for a family holiday which might include grandparents, parents and children. Alternatively it's great for a group of friends holidaying together.
It's a great location for both walking and cycling as the local footpaths and roads are quiet with views of the Pyrenees and the Montagne Noir. For days out by car, the medieval city of Carcassonne is within easy reach, as is the Canal du Midi, Minerve, Narbonne and the Mediterranean beaches.

Local activities in and around La Liviniere, Languedoc-Roussillon
Locally: walking and cycling on quiet footpaths and road with views of the Pyrenees and the Montagne Noir.
Within 8kms is the Lac du Jouarres, where there is a beach for swimming, an area for wind-surfing, another for fishing etc. It's also a great place for picnics and has its own cafe-bar, open in the summer months.
For sightseeing days out, you can enjoy the medieval city of Carcassonne, the abbeys of Fontfroide, Lagrasse and Caunes-Minervois, the ancient town of Minerve and the lively city of Narbonne. The Mediterranean beaches at Gruissan and Narbonne-Plage are only 45 minutes drive away. A 15 minute drive away is Homps a port on the Canal du Midi.
A haven for wine-lovers, the working domaines and chateaux of the area are often open for wine-tasting and direct sales. (Please decide who is driving first before embarking on a tour!)
Markets - there's a great market in Olonzac every Tuesday morning and in the summer months, a night-time market at Homps. Further afield Narbonne has a famous indoor market open every morning except Sunday. It also has outdoor markets on a Thursday and Sunday morning.
Many local towns and villages have their fetes and festivals in the summer months - they are always worth a visit.

Rental Notes: Bathroom and kitchen towels are included in the rental price. Bed-linen is 7 Euros per person per week, please reserve in advance.
A 'baby-kit' consisting of a high chair, baby-changing table and cot is available at a cost of €15 per week, payable direct to the owner.
Taxe de Sejour is payable only between 1st June and 30th September at the 'guide' rate of €0.50 per person over 13 years of age per night, payable direct to the owner.
The owner requests a damage deposit of €300 which will be refunded at the end of your stay, less the replacement cost of any breakages.
End of stay cleaning: you have the option to clean the property yourself at the end of your holiday. Alternatively the owners will arrange the cleaning at a cost of €80, payable direct to themselves.
Change over day is normally a Saturday in high and peak season. Out of season the changeover day is flexible. Long weekend stays and mini-breaks may be available on request.
Smoking is not permitted.
