Farmhouse with 5 Bedrooms, Sleeps 10, Garden, Swimming Pool
Nestling high in the hills yet only a five minute walk away from the town and a capucchino. Quiet and unspoilt, this split-level farmhouse allows the flexibility of allowing privacy whilst also accommodating large family groups. Our house is set in two hectares of terraced land with olive trees, vines and surrounding garden. The swimming pool is safe and enclosed.
There are five bedrooms, four bathrooms ,two kitchens and two separate living rooms arranged over two floors.
We have several terraces which surround the house, all of which have tables at which you can dine and experience different views of the hills and plain.
We provide you with our own olive oil for the duration of your stay.

On the ground floor is a large kitchen with french doors opening out onto a terrace with a BBQ and stunning views towards Lake Trasimeno. The kitchen is well-equipped with a full-sized oven, dishwasher, fridge-freezer and a woodburning stove
The living room is on two levels, and has comfy sofas, satellite TV, DVD, and video. We have many books, games and vidoes available for use.
There are two bedrooms on this floor. The master bedroom has an ensuite bathroom with twin handbasins and large walk-in shower, and a French window leading out onto a shady terrace. A hallway leads to a twin-bedded room and separate bathroom with a bath and shower. There is also a washing machine in here.
The self-contained upper floor is reached via an external staircase opening onto a small terrace, which catches the morning sun. The front door leads into a kitchen/dining area equipped with full-sized oven, fridge-freezer, and washing machine.
The living room has french windows onto a wide balcony, from which the whole of the surrounding valley is visible. The lights of the villages surrounding Lake Trasimeno and Cortona can be seen twinkling at night from here. One of the sofas in here can be converted into a double bed if required.
There are three bedrooms on this floor. The master bedroom also has french windows leading out onto the terrace, and an ensuite bathroom with twin washbasins and large walk-in shower. There is a second double bedroom, and a twin bedroom with a washbasin. A second bathroom has a hip bath with built in shower.
The pool lies in front of the house and is shaped like a golf club. The widest part is at the shallow end, which has steps into the pool The remaining dimensions are approximately 15m x 3m. The pool is enclosed by hedging and a gated fence. The surrounding patio has room at both ends for sunloungers, chairs and parasols.
An electric roller blind provides shade for the terrace which runs along the entire length of the house.

Local activities in and around Paciano, Umbria
Paciano is a charming small town lying a few miles south of Lake Trasimeno. It has two small supermarkets, a great butcher, two cafes/bars, a post office, and two restaurants all within its original medieval walls or just outside. One of the cafes is very close to an excellent childrens' play area.
Several other good restaurants are within a five or ten minute drive.
There are local markets in most of the surrounding towns.
It is a 15 minute drive to Castiglione del Lago, which is a beautiful medieval town on the lakeside. There are many restaurants here, both in the old town and alongside the lake. There are three sandy beaches lying in front of cafes and restaurants, allowing parents of young children to enjoy a leisurely lunch whilst watching their children play safely along the shore.
Watersports available include windsurfing and sailing. The ferry to the islands also departs from here.
The town has a fascinating variety of shops, including several selling typical local produce and three large supermarkets.
Paciano is within an hour or so of some of the finest towns in Umbria and Tuscany, including Perugia, Assissi, Todi, Orvieto, Siena, Cortona, Montepulciano and Florence.
The tourist office in Castiglione has a wealth of local information about is very helpful. There is even an English lending library in the town!
Umbria is noted for its many festivals, including the internationally renowned Umbrian Jazz festival, taking place in July. The Trasimeno Blues Festival is held in late July/ early August.
We are 20 minutes away by car from the A1 autostrada between Rome and Florence. The high speed train from Rome and Florence stops at Chiusi. 15 minutes away. Perugia is 40 minutes to the east.

We have a bilingual housekeeper who manages our house and has a very good knowledge of the area.
