With enviable views, yet peacefully hidden in the woods of the selva National park, abandoned for generations Sermenino has been transformed into what surely must be one of the loveliest properties to let in Tuscany. Sermenino was sleeping on the crest of a hillside in the rich, protected woodlands in the hills west of Siena when the owners found it. Only the beautifully proportioned honey coloured stone walls remained of this large house and its barn, and so its new owners could start with a fresh palate. They have created something very special. All the rooms are tall, large and well lit, and there are plenty of French windows and doors to the landscaped exterior. The pool is set among local flora and the gardens are planted with local shrubs and roses.

Main house: the huge, double ceiling height living room with arches dividing the sitting area from the kitchen. Comfortable armchairs and sofas surround an open working fireplace. The cook’s dream of a kitchen is focused around a large wooden central table housing hobs. Two sinks on one side of the room and a large one on another are surmounted by top quality built in cupboards. The large fridge has an ice maker and freezer.
A door from the kitchen leads to a furnished,covered patio with beautiful views. Also on this floor are a laundry, a cloakroom with loo and washbasin and a double bedroom whose bathroom has a separate shower stall. Seven steps from the sitting area lead down to the dining room with an antique dining table and two antique credenzas. The same stone staircase then leads up to a twin/double bedroom with old chest, and an en suite shower room.
A few more stairs continue on the left to a large twin/double bedroom with views down to the solarium and pool, and a bathroom with hand held shower. Four more stairs reach another double/twin bedroom, with shaker bedside tables, a chest of drawers and a shower room. On two floors and with two main doors, the ex-barn is a few about 25 metres from the main house and has been transformed into a spacious house for six people. The kitchen has a double sink and ‘ilve’ hobs and built-in oven.
The sitting/dining room is furnished with comfortable sofas and an antique dining table and a desk. The double bedroom on this floor, whose en-suite bathroom has a small tub and shower, has views of the montagnola hills in the distance. Upstairs, another entrance leads to a closet and shower room, a double bedroom with antique sewing machine and mannequin, classic Frank Lloyd Wright desk and chair and shaker side tables. The master bedroom on this floor, with a shower room and two built-in closets, has bedside tables, a large antique desk and chair, and again, lovely views over the woods to the montagnola hills.

The original construction has that tuscan magic of honey coloured stone and a form harmonising with the landscape, while inside there are now tall, airy rooms and a pervading sense of peace and space. Casually placed classic pieces, and old treasures from the family enhance the decoration with the owner’s professional photographs and contemporary drawings and prints.
Top quality bathroom and kitchen fittings work perfectly and look good. The houses delight in the pleasures of today, while retaining the peace and space of beautifully proportioned old buildings. Paying obeisance to the past they celebrate the clean efficiency of the new, using energy saving materials, even recycling household water for irrigating the gardens. An unmade lane of about 1 km leads out of all this tranquility to good asphalt roads from where you can easily reach not only main Tuscan towns but also excellent restaurants and shops.
The courteous bi-lingual owners live ten minutes away, and as at Il Piaggione, are happy to organise all sorts of extra services to allow you the special holiday you deserve, from catering to shopping and cookery lessons, extra cleaning to private tours, museum and concert tickets.
