In a countryside location, Boucaud is an unusually spacious restored country farmhouse with extensive grounds. It is situated about 15 minutes walk away from the small village of St. Ferme, and a short drive from the market towns of Monsegur and Duras.
The self-catering holiday farmhouse is located in a quiet no-through road and provides 6 bedrooms, 4 bath/shower rooms and a private swimming pool. Comfortably accommodating 12 people, Boucaud stands in its own grounds and looks out over the surrounding countryside. The property has been completely restored but retains many original features, including fireplace and beams.

Boucaud is excellently equipped and electric radiators (if required), electricity, television and DVD player with English Satellite TV and radio channels, radio/C.D. player, hairdryer, local telephone calls, linen, house and pool towels are all included. A Welcome Pack with wine and beer is provided with the owners compliments.
The 10m x 5m (32'6" x 16'3") swimming pool is surrounded by a fence and gate, and has a thermal night cover. The pool also has a safety alarm. There is a terraced sunbathing area around the pool and another by the house.
There is a good selection of patio furniture, sun loungers and parasols for shade and BBQ. The house offers fine views and the garden is mostly lawn with some natural areas and a small wood. Covered car parking for two cars at one end of the property, situated by the client car parking area private to Boucaud.

Local activities in and around Monsegur, Aquitaine/Dordogne
Monsegur: The nearest town is Monsegur with Supermarket, Restaurants, Weekly Market, Banks and Bars - and is just 5 mins drive away.
The area is served by airports at Bordeaux, Bergerac and Toulouse and there is a first class motorway sytem.
Nearby towns: Slightly further afield (within 25 minutes drive) are the towns of Duras, Marmande Ste Foy la Grande, and Sauveterre-de-Guyenne.
Each hold a colourful weekly market, selling local produce. These towns also offer a larger range of shops, including Supermarkets, Restaurants, Bars, Banks, and Estate Agents. Each July Monsegur hosts the International Monsegur Swing Jazz Festival. The area abounds with excellent vineyards and restaurants. Not only is the region famous for wines but also produces excellent prunes, 'Pruneaux d'Agen'.
About 40 to 50 minutes drive away are Eymet, Bergerac and St. Emilion, which are all worth exploring. St. Emilion is our favourite and to give you a flavour of the town, in the summer, an open sided tourist tram takes you on a short interesting tour of the ancient cobbled streets and nearby vineyards. In our opinion, St. Emillion has grabbed the world's share of excellent restaurants.
Bordeaux: The city of Bordeaux offers an interesting day out for shopping or sight seeing. This could be combined with a trip to the coast, which is about two hours by car. There are many protected natural areas by the sea and an ornithological park at Bassin d'Arcachon.
Music: During the summer months fetes are held in nearby villages and towns when sometimes the town square plays host to visiting Rock Bands - and all night partying.

25% deposit is required at time of booking with the balance payable 8 weeks prior to departure.
A security deposit of £300 is required with the balance payment and will be returned within 18 days of return from your holiday providing no undue damage has been caused and you vacate the property by 10.00 on the final day of your stay.

Changeover day for Boucaud is Saturday.
We can often be flexible regarding length of stay and changeover dates out of season. Please contact us with your requirements.
Please note that to arrange for cleaning and servicing of your Holiday Home, arrivals are normally after 4pm and departures by 10am. Contact us with any special requests. The house and facilities are for your exclusive use.
