Kitz Residenz 6 is an exclusive, modern, first floor, 3 bed ski apartment that sleep up to 10 guests. Located only 5km from the Kitzsteinhorn Glacier it provides guaranteed snow all year round! The first floor balcony looks out south onto the Glacier and spectacular Alpine mountain range.
The apartment is light & spacious with 3 large bedrooms, 1 bathroom, 1 shower room, large lounge diner that seats 10 & a modern kitchen. The apartment is fitted out with appliances inc a washer/ drier, for a complete comfortable stay for a large family / group. In the basement there is a seperate ski and boot store.
Located in the beautiful ski village of Kaprun, in the Hohn Tauern National Park. Europa Sportsregion has 3 mountains accessable by a free ski bus, to 130km of pistes & 53 lifts. Ski bus stop is only 70m away for easy access. From Spring to Autumn you can ski in the morning & play golf or tennis in the afternnon & you have access to over 40 activities for all the family & abilities!

Kitz Residenz 6 is in a modern, exclusive, small block of only 14 apartments in the ski village of Kaprun. Kitz 6 is a spacious, airy and light apartment that comfortably homes up to 10 people. It stunning panoramic views of the Kitzsteinhorn from the sunny balcony make the outlook breathtaking all year round. There are 8 chairs and a table on the balcony, which is south facing & often sunny.
All rooms have full gas central heated radiators with thermostatic controls, intergated smoke detectors. Kitz 6 has 3 large bedrooms : 1 queen bed, 1 twin bed and 1 bunk and twin bed rooms, plus a double sofa bed in the lounge. Sleeps 10. The bathroom is light and spacious with a large sink, washing machine and drier, bath and toilet facilities. The shower room has a perspex shower cubicle, toilet and wash basin.
Kitchen is fully fitted with a dishwasher, hob, oven, fridge, freezer compartment, kettle, toaster, coffee filtre, full sets of utensils, crockery, cutlery & glasswear for up to 10 guests. Living Room has a sofa bed, 2 chairs, 2 bean bags, coffee table, 37" plasma flat screen cable TV, DVD player, stereo cd radio.
The dining room has an impressive Austrian hand made wooden table, corner bench seating and chairs for 10+ guests. The basement has ski storage, iron, ironing board and boot heaters to store skis, snowboards and equipment, so you not to clutter the apartment!
There is a free car park space 10 m from the steps up to the first floor apartment. Kitz 6 is located only 1km from the centre of Kaprun village, close to a variety restauraunts, cafes, bars, discos and supermarkets all within easy walking distance( 800m). The ski bus stop is only 70m from taking you to the Maiskrogel (2 mins), Kitzsteinhon Glacier (5 mins) and Schmittenhohe, Zell am See (10 mins) that take you up to some of the best mountains for skiing, snowboarding and hiking in the world!

Seating for 10. The dining room has a spectacular hand made wooden table, corner bench seating and chairs for 10 guests. Facilities for easy food preperation, cooking and serving for up to 10 people.
Entertainment:
Terrestrial TV, DVD, Radio, CD System, Board Games. There are some DVD's & CD's available, but feel free to bring some of your own! The CableTV has range of German, UK and Local ski / weather conditions news, which you should check before leaving.

Parking, Balcony, Garden Furniture. 50m away we have access to a sauna, steam room and outdoor pool at the Gasthof Muhl, providing you ocassionally use their bar! Located in a quiet area, facing away from the village road.

There is guaranteed skiing and snow boarding on the Kitzsteinhorn Glacier 365 days a year. (3029 metres high!) Schmittenhohe in Zell am See is over 2000 metres high and ideal for sking and hiking. Nagelkopfel is a fun snow park in the winter for all the family and only 10 minutes away.
There are a host of more world class ski resorts within an 1 hour drive time including Kitzbuhl, Lofer, St Johann, Saalbach. Leogang and Hinteglemm to name a few. There are plenty of beautiful Austria towns such as Zell am Zee, Mittersall and Kitzbuhel to visit within an hour
On natures front the largest waterfall in Austria is at Krimml and the highest mountain in Austria at the Grossglochner are all close by. Kitz Loch Klamm at Taxenbach is a beautiful aray of waterfalls, caves and paths. This is less than 30 minutes away.
The birth place of Motzart, Salzburg is only 80km away for a great day out at this medieval town and all of its history. Hitler's Eagles Nest is 80km away in Germany. There are 13 top class golf coures within a 1 hour drive time with the 36 Championship Hole Golf Course at Zell am See course only 5 minutes away. Lake Zell offers a wide range of water activities including swimming, sailing, fishing, water skiing, boating and rowing.
In the summer you can hike, mountain bike, rafting, cayoning, paraglide, pot holing and mountaineering.

Rental Notes: Full week or day rates available (Min of 3 nights). Prices are all inclusive and there are no hidden extras!! Includes linen, towels, normal clean, washing machine, all taxes. Change over dates are flexible.
We prefer Saturday change overs in the Xmas to Easter period during the peak ski season, but we can be flexible. Prices are based upon groups of up to 7 people.
For 8-10 people add 200 euros per guest per week. ie 200 euros for 8th guest, 400 euros for 8th & 9th guests and 600 euros for 8th, 9th, 10th guests per week.
25% non refundable deposit to secure the booking. Balance due 2 months prior to departure.
500 Euro surety deposit is required, which covers breakages, damage, extra cleaning. This is refunded on your departure.
Times: Departure 10 am and Access from 4 pm, but we can be flexible if there is no one following your booking.
