This unique detached property has over two thirds of an acre of private garden, standing alone within an AONB on the Mawgan Creek of the Helford River. It borders the water on two sides and has a stunning panoramic view which is exclusive to those holidaying at Rock Cottage. Situated just outside the village of Mawgan-in-Meneage on the Lizard Peninsula, it is ideally located for exploring South West Cornwall. There is nowhere quite like it!
For extra enjoyment we provide a rowing dinghy which is moored on our foreshore. Fishing for Grey Mullet & Sea Bass is a favourite pastime from either the boat or jetty from where also children love to dangle lines for crabs. An abundance of birdlife can be seen either on the water, the mudflats at low tide, or in the garden. The wonderful view, with its ever-changing tidal scene, is a fabulous setting ideal for eating outside, painting, reading or just falling asleep in the sun loungers. Exclusive view of the Mawgan Creek at Rock Cottage
Rock Cottage has been owned and personally managed by the Dandy family for over 50 years. Hundreds of visitors have enjoyed the peace and tranquility and many return to this special place. The property is not overlooked and has no neighbours to spoil your privacy. There is a view of the River or garden from all rooms. Full central heating by radiators is provided making the cottage cosy at any time of year.
From the oak front door, the entrance hall leads to the Kitchen/Breakfast Room, Bathroom and Sitting Room. The well equipped Kitchen has a walk-in pantry, large beech table, chairs, and a view to 'dine' for! All the necessary utensils and domestic essentials are supplied.
The newly carpeted beamed Sitting Room, with its original cob walls, window seats, inglenook fireplace (with electric 'woodburner' stove for extra warmth), is very relaxing. There is a comfortable three piece suite, Flat Screen TV with built-in Freeview, oak sideboard, nest of tables and soft wall lighting.
There are many books of walks and local interest. The open-tread wooden staircase with handrail, leads to the landing and two bedrooms. Both of these have superb unspoilt views of the Helford River. The large triple aspect Master Bedroom is decorated in cream and yellow. It has a polished wooden floor with rugs and is furnished with a comfortable “antique brass” 5' bed, oak dressing table with large mirror and matching chest of drawers, fitted wardrobe, oak bedside tables and pottery lamps.
The second bedroom is decorated in cream and blue, also has a polished wooden floor and large rug, with thick mattresses on the two 2’6” beds and an oak chest of drawers, with bedside lamp. This room is suitable for younger persons. There is a selection of books for them to enjoy at bedtime.
A few paces from the front door, across the slate courtyard is the large Garden Room. This is the third bedroom and is ideal for grandparents or teenagers who wish to have their own privacy.

Bedrooms:
1 Double Bedroom, 2 Twin Bedrooms. The spacious Third Bedroom has a cream carpet, two 3' beds, white Shaker style wardrobe, dressing and bedside tables and 17" flat screen TV/DVD with built in Freeview. It has a stunning view.
Bathrooms:
1 Bathroom. The white bathroom suite on the ground floor has an electric shower over the bath, wash basin & toilet. There is a large radiator for drying towels and an electric socket for shavers/toothbrushes.
Kitchen:
Cooker, Hob, Microwave, Fridge, Freezer, Dishwasher, Washing Machine, Iron. Kitchen has a large picture window where our guests enjoy watching the many garden and river birds that come to feed, and a walk-in pantry. Guests will find all household essentials are provided.
General:
Central Heating, Maid Service, Telephone, House Linen, Towels Provided, Internet Access. There is an outside tap for washing muddy wellies, wetsuits etc.
Dining:
Seating for 6. Most visitors prefer to dine in the kitchen for its view, but for those special evening meals, and at Christmas/New Year, use the dining furniture provided in the Sitting Room.
Entertainment:
Terrestrial TV, Video, DVD, Radio, CD System, Board Games. A selection of videos and DVDs are available as well as many books on Cornish culture.
Outside:
Terrace, Garden, BBQ, Parking, Garden Furniture. 'Peggy' an 11'6" sturdy rowing dinghy is included from Easter to the end of October. The steep sloping garden and rocky foreshore may be unsuitable for the elderly and very young children.

One well trained dog may be allowed subject to certain conditions being agreed to at the time of booking. A charge of £25 per week is made. Short breaks are charged at £4 per day for a dog.
Local activities in and around Helston, South West
From Rock Cottage it is a 10 minute walk to the village of Mawgan where there is a very convenient and well-stocked grocery store, with post office and free to use cash machine. There is also the village pub, and the St Mawgan 12th century church. Gear Farm organic shop is nearby and sells pasties, pizzas, fish etc. Helston, the bustling town famous for its Floral Dance in early May, is 5 miles by car and has two national supermarkets, many specialist shops, banks and three petrol stations. There is also a Folk Museum, Boating Lake with cafe and interesting walks along the River Cober.
There are many walks to enjoy around the Lizard area, and information is available in the cottage. By car it is 10-20 mins for some excellent sandy beaches, safe bathing and body boarding at Poldhu, Polurrian Cove, Gunwalloe, Dollar Cove, Kynance Cove and Kennack.
Restaurants/Pubs/Eating places: In Mawgan - The Ship Inn, and Trelowarren New Yard Bistro. Gweek - The Grange Country Kitchen and The Gweek Inn. The Halzephron at Gunwalloe with its wonderful sea view. Hutchinsons Fish & Chips Helston, Roskilly Ice Cream & Cafe, Kynance Cove NT Cafe, Lifeboat House Coverack, Trengilly Wartha Inn near Constantine. There are many more.
National Gardens e.g: Trevano, Bonython, Trebah, Glendurgan, and Trelissick, The Eden Project and Lost Gardens of Heligan. For Art, visit the Tate Gallery & Barbara Hepworth Garden, St Ives and Penlee House in Penzance.
Other places: Flambards Theme Park in Helston, Gweek Seal Sanctuary, Lizard Village - the most southerly point in Britain, Poldark Mine, Newton Equestrian, Arts and Craft at Trelowarren, Helford village with its picturesque thatched cottages, Shipwrights Arms, Ferry to the Helford Passage, Glendurgan and Trebah gardens, and boat hire. Porthleven for sea fishing trips, Porthkerris for diving.
It is a short drive to Falmouth, which has many types of restaurants, shops and the National Maritime Museum.

Rental Notes: The rental includes: Electricity, CH Oil (for cooler time of year), Bed Linen, Hand & Bath Towels, Luxury Bathrobes, all Household Essentials, unlimited use of the Rowing Dinghy (life jackets too), and a complete change of laundry and house clean for all 2 week and more stays. There is a pay telephone provided, and private off-lane parking for up to 3 vehicles. There are no extra charges!
The holiday commences on a Saturday at 1500 hours and terminates at 1000 hours. Short Breaks (min 3 nights) from £85 per day are available throughout November & December 2008. The start day can be arranged to suit your requirements wherever possible.
From 3rd Jnauary until the end of March 2009, a 10% DISCOUNT for weekly lets, will apply when there are only 2 persons renting Rock Cottage. Please note this offer does not apply to Short Breaks.
Deposits are one third of the total rent with a final payment six weeks before the start of the holiday. A Security Deposit is also payable.
