Dating from the 13th century, the private country estate of Santo Stefano is set amongst a sweeping landscape of gentle hills and valleys in a little known area of northern Tuscany, yet less than an hour from the historic centres of Florence, Pisa, Lucca and Siena.
The estate covers over 1000 acres of rolling countryside, lakes, woodlands, cornfields, olive groves, vineyards - even a wildlife reserve. At its centre is the hamlet of Santo Stefano with the remains of an old castle and church with its Etruscan tombs and cellars which remain in use today.
A number of the estate’s former farmhouses and agricultural buildings have been carefully restored by local craftsmen to offer holiday accommodation with all the facilities demanded by the 21st century holidaymaker, but with all the charm of a classic Tuscan estate. La Casa comprises 12 fully air-conditioned apartment suites, sleeping 2-6, which are located in three old restored farmhouses on the southern part of the estate.

Each of the La Casa Uno apartment suites sleeps 3 and they are located on either the ground or first floor in the three farmhouses that make up La Casa. Those located on the first floor are reached by an external staircase from one of the courtyards.
Each of the apartment suites is furnished and decorated in a local Tuscan style with country furniture. They are light and bright with pastel coloured walls, beamed ceilings and tiled floors. Fully air-conditioned they each have a similar layout and each apartment suite comprises an open-plan living and dining area, which leads off the well equipped kitchen corner with grey marble work surfaces. Each apartment suite has a double bedroom with a king size bed, a single bedded room. The two bedrooms share a shower room.
Steps and cobbled walk ways lead down through the gardens to the enormous shared swimming pool, 25 x 6 m, which has a pietra serena surround. The pool is set amongst lawns and bordered on one side by a large shady loggia, furnished for sitting, dining or just relaxing. On the other side of the pool there is a large area of lawn with more colourful pots of geraniums and a separate hexagonal Jacuzzi.
The management of Fattoria Santo Stefano are on hand to help you to make your holiday enjoyable, with an extensive range of additional services from booking a tennis court, to visits to local vineyards; from making local restaurant reservations to organising balloon trips. In addition, during the high season months they organise a very popular Children’s Club so that parents can also enjoy their holiday. Throughout the season there is a daily fresh bread delivery service.
Our prices include the rental of the apartment suite , all utilities including air-conditioning and wi-fi, all linen including towels and pool towels, maid service twice weekly and cleaning on departure.

1 Double Bedroom, 1 Single Bedroom. The two air-conditioned bedrooms of the La Casa Uno apartment suites have a king size double (with 2 metre beds) and one large single bed.
Bathrooms:
1 Shower. Each apartment has a shower room and in one of the apartment suites the shower room is equipped for wheelchair use.
Kitchen:
Cooker, Hob, Fridge, Freezer, Dishwasher, Washing Machine, Iron. The kitchens are well equipped with gas hob and electric oven, fridge/freezer, dishwasher, as well as a kettle. The apartment suites share a communal laundry with washing machines and clothes dryer.
General:
Central Heating, Maid Service, Air Conditioning, House Linen, Towels Provided, Internet Access. The apartment suites are well equipped. All linen and towels are provided for the apartment suites as are pool towels. Twice mid weekly cleaning included with a change of bath linens.
Dining:
Seating for 3. In the living room of each apartment suite there is a dining table seating 3, whilst each suite also has an allocated dining table set in the courtyards for al fresco dining.
Entertainment:
Satellite TV. Each apartment has a Satellite television, with limited English speaking channels. Each apartment suite will have wi-fi for 2008.
Outside:
Communal Pool, Terrace, Garden, BBQ, Parking, Garden Furniture. Each suite has an allocated table and chairs for sitting and dining, and there are also tables and chairs in the covered loggia that overlooks the swimming pool. The pool is open 01 May to 01 October.

Local activities in and around Montaione, Tuscany
The nearest towns are Montaione and Castelfiorentino both 6kms, here you will find restaurants, supermarkets, bars and a good range of shops. There is a tennis club in Castelfiorentino, mountain bikes can be rented and riding can be booked at a local ranch. Fishing can be arranged at Montaione and Moriolo and there is an 18 hole golf course at Castelfalfi, just 25 kms away.
La Casa makes a perfect base if you want to explore the many attractions of Northern Tuscany. Set almost equidistant between Florence, Lucca, Siena and Pisa, Fattoria Santo Stefano is perfectly placed for visiting most of the famous towns and villages of Tuscany, each is about one hours drive away. Two other places to visist are San Gimignano with its medieval 'skyscrapers' is 25 kms, Volterra one of Tuscany’s best kept secrets is 40 kms.
Florence to the north east of La Casa - known locally as Firenze, the city is located in a valley on the banks of the River Arno amongst low hills covered with olive groves and vineyards. Cradle of the Renaissance and home of Machiavelli, Michelangelo and the Medici you could spend the whole of your holiday in the city. Florence is compact and probably the best way to experience it and to get your bearings is firstly to take guided tour.
Siena to the south east of La Casa - home of the famous Palio horse race, has a wonderful medieval centre bristling with majestic Gothic buildings such as the Palazzo Pubblico on Il Campo (the Piazza del Campo), the main square which is the setting for the Palio. The Duomo, or cathedral is one of Italy’s greatest gothic churches, begun in 1196 and a wonderful example of a Pisan church.
Pisa to the north west of La Casa - was once a major maritime power to rival Genoa and Venice, but today its fame is from an architectural project that went terribly wrong - the Leaning Tower. The tower is a part of a trio of Romanesque pieces of architecture that adorn the Campo dei Miracoli, one of Italy’s most famous squares.
By Air - The nearest airports are Pisa (50kms), Florence (50kms), Bologna (150 kms), Genoa (210 kms) and Milan (325 kms). Car hire can be arranged at all airports. Car is essential.

Rental Notes: The apartment will be available between 1700 and 2000 on your day of arrival and you will be expected to depart between 0800 and 1000.
A deposit of 30% of the rental is payable at the time of booking and the balance of 70% is required one month before the start of the holiday rental.
In the case of cancellation the following cancellation fees will apply: Up to 30 days before the start of a rental - loss of 30% deposit. Within 30 days of the start of the rental - the full cost of the rental. If the property is relet for the period cancelled by you then a 10% cancellation fee will be made.
A refundable breakage deposit of Euro 250 per rental is paid to the local management and this will be returned at the end of the rental, assuming that there are no deductions for breakages.
Prices may be subject to change at the owner's discretion. Where holidays cross date bands a quotation will be required.
