Dating from the 13th century, the private country estate of Santo Stefano is set amongst a sweeping landscape of gentle hills and valleys in a little known area of northern Tuscany, yet less than an hour from the historic centres of Florence, Pisa, Lucca and Siena.
The Fattoria covers over 1000 acres of rolling countryside, lakes, woodlands, cornfields, olive groves, vineyards - even a wildlife reserve. At its centre is the hamlet of Santo Stefano with the remains of an old castle and church with its Etruscan tombs and cellars.
A number of the Fattoria’s former farmhouses and agricultural buildings have been carefully restored by local craftsmen to offer contemporary holiday accommodation with all the facilities demanded by the 21st century holidaymaker, but with all the charm of a classic Tuscan estate.
The Lakes comprises 8 air-conditioned linked villas, sleeping 3-5 people, located on a hillside overlooking the estate's Lakes. Ideal for families and groups of friends.

The entrance to The Lakes is through imposing gates and there is a communal secure parking area. Pathways, illuminated at night, lead through the gardens to the villas which are grouped on a hillside.
Each of the three Townhouses is a two storey linked villa built in a light and airy style with pastel coloured walls, tiled floors and beamed ceilings. Fully air-conditioned each Townhouse has a spacious well furnished and equipped living area with a feature fireplace and separate sitting and dining areas, which lead to the fully equipped kitchen corner.
Sliding doors open out from the living area to the large furnished terrace with its wrought iron dining table and comfortable chairs, which overlook the private Mediterranean garden - the perfect spot for long, leisurely al fresco meals.
There are three bedrooms. On the ground floor a single bedroom with adjacent shower room. Stairs lead up from the living room to the two double bedrooms on the first floor. Each bedroom has a king size double bed (2 metre). One with an en suite shower room, and the other an adjacent shower room.
Outside, steps lead down from the villas through gardens to the large communal swimming pool, which measures 21 x 6 m and has a Jacuzzi /hydro-massage area. The pool is surrounded by lawns and an extensive furnished sun terrace, which in turn overlooks a valley and the lakes below.
The management of Fattoria Santo Stefano are on hand to help you to make your holiday enjoyable, with a range of additional services from booking a tennis court, to visits to local vineyards, from restaurant reservations to balloon trips. In addition, during the high season months they organise a Children’s Club so that parents can also enjoy their holiday. Throughout the season there is a daily fresh bread delivery service. One of the local restaurants can organise a meals delivery service.

2 Double Bedrooms, 1 Single Bedroom. The three air-conditioned bedrooms of The Lakes Townhouses are two doubles (with king size 2 metre beds) on the first floor and a single bedded room downstairs.
Bathrooms:
3 Showers. Each of the three bedrooms of a Lakes Townhouse has either an en suite or adjacent shower room.
Kitchen:
Cooker, Hob, Fridge, Freezer, Dishwasher, Washing Machine, Iron. The kitchens are well equipped with gas hob and electric oven, fridge/freezer, dishwasher, as well as a kettle. The linked villas share a communal laundry with washing machines, dryer and iron.
General:
Central Heating, Maid Service, Air Conditioning, House Linen, Towels Provided, Internet Access. The Townhouses are well equipped. All linen and towels are provided as are pool towels. Twice mid weekly cleaning included with a change of bath linens.
Dining:
Seating for 5. In the living room of each Townhouse there is a dining table seating 5, whilst there is a further wrought iron dining table and chairs on the private terrace which is perfect for al fresco dining.
Entertainment:
Terrestrial TV, Satellite TV. Each Townhouse has a Satellite television, with limited English speaking channels and wi-fi access.
Outside:
Communal Pool, Terrace, Garden, BBQ, Parking. As the property is built on a hillside there are a number of steps and young children need supervision. The swimming pool, weather permitting, is open from 01 May to 01 October.

Local activities in and around Montaione, Tuscany
The nearest towns are Montaione and Castelfiorentino, both 6 kms, where you will find restaurants, supermarkets, bars and a good range of shops. There is a tennis club in Castelfiorentino, mountain bikes can be rented and riding can be booked at a local ranch. Fishing can be arranged at Montaione and Moriolo and there is an 18 hole golf course at Castelfalfi, just 25 kms away.
The Lakes makes a perfect base if you want to explore the many attractions of Northern Tuscany. Set almost equidistant between Florence, Lucca, Siena and Pisa, Fattoria Santo Stefano is perfectly placed for visiting most of the famous towns and villages of Tuscany, each is about one hours drive away. Other places to visit are San Gimignano with its medieval 'skyscrapers',Volterra one of Tuscany’s best kept secrets, Certaldo and San Miniato.
FLORENCE north east of The Lakes - known locally as Firenze, the city is located in a valley on the banks of the River Arno amongst low hills covered with olive groves and vineyards. Cradle of the Renaissance and home of Machiavelli, Michelangelo and the Medici you could spend the whole of your holiday in the city. Florence is compact and probably the best way to experience it and to get your bearings is firstly to take guided tour.
SIENA south east of The Lakes - home of the famous Palio horse race, has a wonderful medieval centre bristling with majestic Gothic buildings such as the Palazzo Pubblico on Il Campo (the Piazza del Campo), the main square which is the setting for the Palio. The Duomo, or cathedral is one of Italy’s greatest gothic churches, begun in 1196 and a wonderful example of a Pisan church.
PISA north west of The Lakes - was once a major maritime power to rival Genoa and Venice, but today its fame is from an architectural project that went terribly wrong - the Leaning Tower. The tower is a part of a trio of Romanesque pieces of architecture that adorn the Campo dei Miracoli, one of Italy’s most famous squares.
The nearest airports are Pisa (50kms), Florence (50kms), Bologna (150 kms), Genoa (210 kms) and Milan (325 kms). Car hire can be arranged at all airports. A car is an essential part of this holiday.

Rental Notes: The Townhouse will be available between 1700 and 2000 on your day of arrival and you will be expected to depart between 0800 and 1000.
A deposit of 30% of the rental is payable at the time of booking and the balance of 70% is required one month before the start of the holiday rental.
In the case of cancellation the following cancellation fees will apply: Up to 30 days before the start of a rental - loss of 30% deposit. Within 30 days of the start of the rental - the full cost of the rental. If the property is relet for the period cancelled by you then a 10% cancellation fee will be made.
A refundable breakage deposit of £200 is payable with your final balance and this will be returned within 15 days of the end of your holiday, assuming that there are no deductions.
Prices may be subject to change at the owner's discretion. Where holidays cross date bands a quotation will be required.
