Surrounded by farmland and wooded area, this peaceful location is perfect for unwinding, relaxing and enjoying one of the most celebrated gastronomic areas of SW France. The interior has been equipped to a very high standard whilst also retaining many of the features from the 1850s structure such as original openings and beautifully restored interior stone walls. The garden boasts a vast 14x7m alarmed swimming pool, pool toys and garden games. Bicycles may be borrowed.
The gite is accessed by a new private path built around the property. The entrace is via double doors where there is a newly constructed tiled patio with table and chairs overlooking fields. Inside, this opens out into the brand new fully-fitted kitchen and dining area. The lounge, including patio doors onto the garden, is a vast space as it is the height of two floors. The oak staircase leads up from here and opens out into a spacious and light landing with stunning views over fields towards St Puy. This creates a stunning mezzanine whereby the landing looks down onto the living room below. The two bedrooms and a WC are off this landing.
You will probably want to spend most of your time in this beautiful rural location relaxing and reading in the hamoc under the oak tree, or swimming. But should you want to venture out for anything more than a market or a meal there are various activities that may take your fancy: we are situated a few kilometres off the Chemin de Compostelle - so local walking is outstandingly good and superbly marked. There is a tennis court at St Puy, 1 mile away. St Puy is home to the Monluc Chateau where local wines can be tasted and bought. Its sweet wine (or vin moelleux) has recently received rave reviews in Paris.
Golf is 20 mins drive away. Cauboue is situated 11 km from the small historic Cathedral town of Condom with excellent facilities, bars, restaurants and supermarkets. Wednesday is market day. There are countless little villages nearby with potential for coffee stops and markets that you will want to explore. For the more hardy, Auch and Agen are 30 km away; Lectoure and Fleurance 20.

1 Bathroom, 1 Separate WC. The fully tiled bathroom downstairs has been superbly fitted with bath and very high pressure shower, loo and large vanity unit. There is also a loo with wash basin on the first floor.

Cooker, Hob, Microwave, Fridge, Freezer, Washing Machine, Iron. This is a beautiful area that faces west. The kitchen has been fitted to a very high standard indeed. You will not want for anything in this department.
General:
Real Fire, Central Heating, House Linen, Towels Provided, Internet Access. A welcome pack of essentials can be arranged as can a meal on the evening of your arrival.
Dining:
Seating for 4. A gourmet 5 course Gascogne dinner including foie gras and Armagnac can be served to you in your gite one evening during your stay if you wish.
Entertainment:
Radio, CD System. Croissants, chocolatines etc. can be fetched for you in the morning from the village of St Puy if the owners are in residence.
Outside:
Private Pool. If owners are in residence the alarmed pool will be shared. There are plenty of sunbathing areas, chairs, beds, hamoc and pool toys etc. as well as bicycles that can be borrowed.
