Farmhouse with 8 Bedrooms, Sleeps 18, Garden, Swimming Pool
The Farmhouse and the Barn, although on one large site are independent and the grounds offer privacy to both occupants. Each house has its own private, safety fenced, swimming pool, which is not overlooked and is maintained by the owner who lives away from La Rouchie.
The two properties have mainly been let individually but have often provided joint occupancy for larger parties, for instance for golden wedding celebrations with groups of several generations and wide age ranges. Both houses benefit from gas barbeques, outdoor seating and outdoor lighting. Having thick stone walls the accommodation remains quite cool on hot days, particularly if the shutters have been kept closed. The pools are 10 metres by 5 metres with uniform slope from approx.. 1 metre to 2 metres in depth. The availability of 2 pools allows the segregation of the more boisterous bathers from the more sedate.

The Farmhouse offers accommodation for up to eight people. The ground floor bedroom has a double bed, single bed and a cot in curtained alcoves. It has an en-suite bathroom with bath with shower, toilet & washbasin. The other two bedrooms are upstairs, one with a double bed and the other with three single beds, both have fans. Beware low beams upstairs! The upstairs bathroom has a shower, toilet and washbasin. There is a separate toilet with hand-basin downstairs.
The large comfortable salle de séjour has a very large fireplace with a wood burning stove, settees and chairs and dining furniture together with the cooking and washing facilities. It is fully equipped with china, glass and cutlery for eight people.
There is a large verandah on the front of the house offering some respite on hot days and shelter from showers, with a picnic table for eating in the shade. There are further picnic tables in the open air. Inside the farmhouse the rustic stone walls and beams have been retained, as has the ancient floor of small stones called sol pizzé, which is much admired even by local people. The Barn is of three-storey construction and prior to conversion of the lower two storeys was most recently used to house sheep and for drying tobacco. All of the wood beams and most of the exposed stone walls have been retained.
It caters for up to ten people. It has a salle de séjour with settees and chairs, dining furniture, log burning stove and a well-equipped kitchen area. Stairs lead to three bedrooms. One with a double bed and en-suite toilet and washbasin, one with twin beds and the other with a single bed. The bathroom has bath with shower, toilet and washbasin.
There is a large room having separate outdoor access with a washing machine and sitting area and a staircase leading to two further bedrooms. One with double bed and en-suite toilet and washbasin and the other with three single beds. There is a shower room with toilet and washbasin.

Whilst the total of 18 is over the 2 properties by combinging facilities 18 can comfortable eat together.

Private Pool, Terrace, Garden, BBQ, Parking, Garden Furniture. Whilst both properties are on one site there is ample room for everyone. There are 2 full sized swimming pool, one for the kids one for the adults! and garden area for ball games and just relaxing.

Neither property is suitable for wheel chairs. However, the farmhouse has a ground floor ensuite bedroom.
The 2 staircases in the barn are open tread.
Local activities in and around Montignac, Aquitaine/Dordogne
La Chapelle Aubareil is a typical French village with a church and square as a focal point overlooked by the school and mairie and café/bar/restaurant. The provisions shop fulfils everyday basic needs and fresh bread is available daily at the village bakery. All shopping requirements can be satisfied 8 km away in Montignac, where there is also the nearest supermarket on the road to Thonac. The best local markets are held at Montignac, Terrasson and Sarlat and a small Sunday market is most handy at the pretty village of St Genies.
La Chapelle Aubareil has two hotels with restaurants and there is also great food at Le Bareil, a restaurant within walking (stumbling coming back) distance from La Rouchie, which is open in the summer. There is a very good tennis court in the village and lake swimming at Tamnies. There are several golf courses within driving distance.
La Rouchie itself is a hamlet of seven typical Périgordean houses about a kilometre from La Chapelle Aubareil. The area is abundant with footpaths and woodland tracks. Lovers of bird life will be pleased to see the many large birds of prey, owls and woodpeckers and many other species that inhabit the woodland around the house. In lazy moments you can sit in the garden and watch the lizards run up the walls and butterflies flutter in the grass. It is a very quiet hamlet with only a few residents’ vehicles coming and going, so there is little danger for the children.
La Rouchie is a small hamlet 1 km from La Chapelle Aurbareil which if off the D 704 Montignac to Sarlat Road. Full direction details will be given on booking.

Rental Notes: The domestic appliances in both properties include cooker, microwave, fridge/freezer, dishwasher and washing machines. There are convector heaters for occasional chilly evenings. A cot and high chair are available. All beds have duvets and English pillows and a linen hire service is available if required – see separate details. We are sorry we cannot accommodate pets.
Change over is Saturday and occupation is from 5 pm and departure by 10 am.
A 15% deposit is required on booking and the balance due four weeks before departure. Electricity is charged at 0.25 euros per unit. Gas for the barbeques and cooker is included in the rental. A returnable deposit is charged from which electricity costs and breakages are deducted, being £140 for 1 week and £200 for 2.
