Luxury farmhouse sleeping 14, set in 80 acres, with magnificent views over the Exmoor Countryside and river Lynn, and just a mile to the North Devon Coast. Wonderful walking, with paths to the coast, the pub, the river and to the famous Lorna Doone Valley!

The holiday cottage is sited on three floors with the entrance being on the middle floor. On this floor is the dining room with large pine table and views into the garden, and across the fields. Next to the dining room is the spacious living room with ample sofa’s and chairs for everyone to sit down and relax and there is a hi fi system, Sky TV and DVD player . There is also a large wood burning stove for those cold winter nights. French doors open from the sitting room onto the patio area with picnic table which looks across the fields.
The fully fitted kitchen overlooks the lawned gardens and Wilsham Wood which slopes down to the river. The kitchen is equipped with large fridge freezer, washing machine, and dishwasher, electric cooker and oil fired Rayburn. There is also a Dualit toaster, Kitchen Aid food mixer, and separate blender, microwave and kitchen scales.
Also on this middle floor is one double bedroom with king size bed and a bathroom next door.
On the lower floor are two stunning bedrooms. The tulip room has a king size double bed and delightful en-suite shower room, with magnificent picture window enabling you to lie in bed and look out across the lawns where the wild red deer come to graze each morning.
The blue room is a slightly larger room with two large picture windows with the same magnificent views down to Wilsham Wood and the River beyond and has a luxury king size 4 poster bed and en-suite shower room.
On the top floor there are two more double bedrooms, the cottage room (in the photographs I have called this room top king) the with king size sleigh bed, and gorgeous views out across the fields where the wild deer and the horses share the same fields. The bathroom is next door and the second double room also has a king size bed. In addition there is a large occasional room with four single beds which is also on this upper floor together with another shower room.

Local activities in and around Lynton & Lynmouth, South West
Enjoy a walk over the farm to join the coastal path with its spectacular cliffs and abundant Exmoor Wildlife or stroll down to the river and watch the otters in the valley and continue along the path to Watersmeet and Lynton. Instaed you can take a short drive to enjoy the Somerset village of Porlock and its delightfully small harbour or extend the trip to include some of the Devon coastal sites of Lynton, Lynmouth, Woolacombe, Croyde and the magnificent beach of Saunton Sands.
Alternativel travel inland to take advantage of the wonders of the Exmoor Nation Park. Visit the sites of Tarr Steps, the well known clapper bridge over the river Barle, the historic town of Dunster amd the castle, Dulvertonwith its variety of individual shops, Exford ther centre of the moor and closer to home Dunkery Beakon the highest place on the moor and the romantic Lorna Doone country, Oare and Malmsmead.
Boat Trips and Sea Fishing from Lynmouth Harbour. These trips are reliant upon tides, but are well worth the time as you have a wonderful view of the cliffs and nesting sea birds.
National Trust and Gardens. RHS Gardens at Rosemoor. Arlington Court and Gardens nr Barnstable. Dunster Castle an, Holnicote Estate, Watersmeet and the West Exmoor Coast of Heddon Valley, Parracombe.
Best Beaches are at Croyde Bay a great beach for surfing. Woolacombe is an EU Blue flag beach with 3 miles of sand and surf. Puts borough is a good sandy and surfing beach. Wonderful walking from Putsborough around Baggy Point and on to Croyde Bay. Saunton sands is a 3 mile long expanse of sandy beach facing due west backed by impressive sand dunes. Hele Bay is a rocky bay offering shingle and some sand at low tideWith much to explore, Hele provides fun for children with its abundance of rock pools. Watermouth cove is a very secluded harbour creating an ecosystem for marine species.
