This very attractive luxury villa features 5 bedrooms, 2 bathrooms, a games room, a private swimming pool and has 6 bicycles (1 fitted with a child seat) all included in the rental. The villa is set in an idyllic rural location with stunning panoramic views over open countryside. It is situated close to the Dordogne river and town of Bergerac in the commune of St Germain-et-Mons. Bergerac Airport is just 15 minutes away. The villa will sleep up to 12 people.

The villa features central heating and a log fire, five bedrooms, a large lounge with dining area, a kitchen/breakfast room, a luxury bathroom, separate WC, a luxury shower room with WC and a games room with Pool, Table Tennis and Darts. Broadband internet access is also available at no additional cost.
The property is beautifully furnished and fully equipped (Including a Radio/CD/Tape Player, Satellite Television and DVD with Dolby surround sound, Gas Hob, Electric Oven, Microwave, Dishwasher, two Fridges, a Freezer, and a Washing Machine) and will sleep 10/12 persons plus 1 infant (a Travel Cot and High Chair are provided). The facilities are inclusive of all bed linen, duvets, pillows and towels.
There is a large garage and also 6 bicycles for the use of clients (1 fitted with a child seat).
Outside there is a sun terrace with a brick barbecue, an elevated south facing veranda overlooking the private swimming pool and one acre of garden laid to lawn which is ideal for all types of ball games.
The Garden is also a haven for wild birds. Many visitors include Wagtails, Woodpeckers, Hoopoes, Finches, Tits and Jays whilst in the surrounding fields and lanes can be seen many large Birds of Prey.

1 Bathroom, 1 Shower, 1 Separate WC. The family bathroom features twin hand basins, bath and a seperate shower cubicle.
The shower room has a luxury shower cubicle, vanity unit and WC.
Hair Dryers are provided.

Cooker, Hob, Microwave, Fridge, Freezer, Dishwasher, Washing Machine, Iron. The kitchen is fully equiped for the most discerning visitor with more than ample utensils etc.
General:
Real Fire, Central Heating, House Linen, Towels Provided, Internet Access. A complimentary 'welcome pack' of useful produce incl. local wines, tea, coffee, milk etc. is provided. Linen and towels can be changed on request. Please bring your own towels for the swimming pool.

There is seating for up to 12 people plus a baby High Chair.

Satellite TV, DVD, Radio, CD System, Board Games, Table Tennis. There is a Pool Table, Darts also a comprehensive DVD library of films and features and a large number of books for those that just like to sit and relax.

Local activities in and around Bergerac, Aquitaine/Dordogne
Set in an elevated position, the Villa is approached via a pretty country lane from the village of St-Germain-et-Mons. The surrounding fields and woodlands offer the visitor many quiet walks and the peaceful lanes are ideal for cycling.
A few minutes from the Villa is the Beautiful Dordogne River with its many recreational facilities and about 15 minutes away can be found the town of Bergerac and its airport. Bergerac is the commercial centre of the region and at its western side in the direction of Bordeaux is the huge Leclerc Hypermarket. The nearby towns of Creysse and Lalinde also have Supermarkets, however much closer to home in the local town of Mouleydier on the Dordogne River is an excellent Spar shop, Bakery and Pharmacy/Medical Centre as well as a Bank and Post Office.
Within easy reach of the Villa are the fascinating 12th Century ‘Bastide’ towns Eymet, Issigeac, Beaumont, Monpazier and Belves. Every day of the week there are street markets in these and other nearby towns. There are also the nearby vineyards and Chateaux of Monbazillac and Pecharmant, two of many in the ‘Pays de Bergerac’ region.
The Dordogne region around the town of Bergerac offers the visitor many leisure activities including: -
Golf (at Mouleydier, Monestier and Razac-de-Saussignac), Fishing, Horse Riding, Cycling, Tennis, Rock Climbing, Canoeing, Boat Trips, Guided Tours, Museums, Castles, Gardens, a Water Park and Karting.

Magnificent chateau set on a hill overlooking the Bergerac valley. An historical monument offering unique and original architecture where wine tasting is available.
The Proumeyssac Abyss is the largest managed cave in the region and offers the 'Cathedrale de Cristal' (an immense underground vault) and other interesting activities.
From Bergerac take route D660 direction Sarlat to Mouleydier. Turn right at the Post Office crossing over the Dordogne river to St Germain-et-Mons. Distance from Bergerac is approximately 12kms.

Travel - By Air - Bergerac Airport is 15 mins away. Airports within about 2 hours drive from the villa are Limoges, Bordeaux and Toulouse. By Train - TGV to Bordeaux then local train to Bergerac. By Road - The villa is within a days drive from the channel ports.
