The Gate Lodge is a character-filled cottage, blending the charm of an old house with the conveniences of modern life.
It is in a lovely rural setting next to a working farm, with wonderful views over Loch Leven and the surrounding hills and countryside. The M90 motorway is only 5 miles away, so there is easy access to main roads to travel throughout Central Scotland, Fife and Tayside.
The accomodation is all on one level, comprising 3 bedrooms, lounge, dining-kitchen and sunroom leading on to a pretty garden.
It has excellent facilities nearby to suit all ages and tastes. Indulge in your favourite outdoor pursuit, visit some of the many local attractions or relax in the sunroom with a book and a glass of wine.
The Gate Lodge is cheery and bright in summer, yet cosy and welcoming in winter.
Entrance to the cottage is via the sunroom. This is a lovely, bright spacious room to relax in or let the kids play. It looks out to the garden and loch.
The kitchen has a window looking out to the loch and has a stained glass window opening as a hatch through to the sunroom.
The lounge also has views to the loch. It has a lovely fireplace, comfy sofas and chairs and an old piano. Logs/coal supplied in winter.
Off the lounge, through a little hallway we call the library (it is shelved with lots of books, magazines, videos), is the twin bedroom. It looks out onto the driveway and gets the evening sun.
The master bedroom is off the main hallway and has a lovely big window looking out to the the garden. It has a zip-and-link bed so can be twin or double. Just let me know which you would prefer.
The single bedroom is also off the main hallway and looks out onto the old walled garden and the Lomond Hills behind.
The garden is walled with two gates. There are flower borders, a rockery, a grass area and a sheltered patio.
There is a shed to lock up bicycles or other bits and bobs.

House, garden and parking all on one level with one step to enter the cottage. Doors all wide enough for wheel chair though bathroom door is only 63cm.

Local activities in and around Kinross, Central Scotland
Too many to include them all, but surely something for everyone!
For golfers, the famous championship courses at St.Andrews, Gleneagles and Carnoustie are a short distance away. Or try some of the local courses.
For fishing head down to Loch Leven – you can see the boats from the cottage.
Have you ever been in a glider? The Scottish gliding centre offers trial flights, but it is also relaxing to sit and watch the gliders above the hill behind the cottage.
Bird watchers can visit the RSPB nature reserve at Vane Farm. Thousands of geese spend the winter here and can be seen most days flying out to their feeding grounds.
There are many local walks in beautiful scenery: down by the loch, up on the hill, along a river gorge or along the beaches of the Fife coast.
For cyclists there are popular round-the-loch tracks and a shed at the cottage to lock up the bikes at the end of the day.
Visit Knockhill Racing Circuit for motorsports - racing cars, superbikes, off-roading, maybe go-carting for the kids.
Curling and shooting are available in season
For kids there is Kirkgate park by the loch or a boat trip out to Castle Island where Mary Queen of Scots was held prisoner. There are wonderful beaches at St.Andrews. Deep Sea World is half an hour away and Blair Drummond Safari Park over by Stirling. Try Cluny Clays for archery,driving range,air rifles, quad bikes and more.
There are several events nearby, the biggest being T in the Park music festival attracting around 70,000people a day. The Royal Highland Show is Scotlands top agricultural event and has something for all the family.
And so much more! There are plenty other tourist attractions within a short radius eg. the castles at Edinburgh, Stirling, St Andrews, Falkland, Dollar.
But come and relax in the lodge, flick through all the information at your leisure and take your pick from the choices available. Or... just put your feet up and do nothing for a while...
M90(Edinburgh-Perth) leave at junction 6, take the exit through Kinross, travel about 4 miles east on the A911 Kinross to Glenrothes. The Gate Lodge is first on the left on reaching Easter Balgedie.

Rental Notes: Weekly, long weekend and mid-week bookings are available. Bookings run from 4pm on the day of arrival until 10am on the day of departure However, if the property is free, entry and departure times are negotiable.
A non-refundable deposit of 25% of the rental amount is required at the time of booking. The balance is to be paid, in full, four weeks prior to the start of the rental.
Rental includes all bed linen, all bathroom and kitchen towels, electricity, logs/coal in winter.
A starter supply of tea, coffee, milk, sugar, washing up liquid, toilet roll is provided.
