This 1 bedroom apartment is 10 minutes by car/taxi from the airport. It is about 10 minutes by foot from the apartment to the Promenade des Anglais and is in walking distance to the town centre. Access also by bus to the town centre is easy, as there are numerous bus routes.
The entrance is on the ground floor, in a very quiet area at the foot of the Abbey Roseland. From the balcony, the view is open across the garden of olive trees to neighbouring houses and the hills in the distance.
It faces east, but when needed full length retractable sun blinds provide shade. In the autumn, winter and spring the apartment has automatic central heating, which is not chargeable.
A small supermarket is 100 yards from the apartment, with its bakery. It is closed between 12.20 and 4 pm, and all day Monday.
Even nearer, there is a bus down to the beach area.
Other shops are a 7 minute walk to the Avenue de la Californie, the beach and 10 minutes to the start of the town centre.
The living room is more than 5 metres long and 3½ metres wide. The living room, kitchen and bedroom have large sliding doors leading onto the balcony, which is one and a half metres wide by more than 8½ metres in length.
Meals can be taken inside, or outside on the tables and chairs on the balcony, as you are not overlooked by other buildings.
The floors are in marble except the kitchen, bathroom and toilet, which have non-slip tiles, and the bedroom, which has a wooden floor.
The living room has a large comfortable sofa bed and two armchairs in the living room, with TV and radio with CD.
The bedroom is 4½ by 3 metres. has a quality double bed, fully fitted wardrobe, chest of drawers and two bedside tables with cupboards.
The bathroom has a bath and a shower. There is a separate toilet.
The kitchen has all the utensils, crockery, pans and cutlery for 4 guests. Fully equipped, it is of the same length as the living room, and 2 metres wide with oven, hob, microwave, fridge with freezing compartment and small washing machine.
There are direct bus stops to all areas – the town centre, the old town and the port, the main railway station for trips along the coast and inland and the 23 bus to Terminal 1 and 2 of the airport, all to be taken from the bottom of the hill [7 minutes].
Five minutes from the apartment is the Park of King Carol of Rumania, with many unusual trees; if you like “pétanque” you can play it there: we have a set of “boules” in the flat. Just behind the Park is the interesting Museum of Art Naïf. This also has a fine garden, with very few people around – ideal for a picnic, as is also the Park next door.
A 15 minute walk from the apartment is the Fine Arts Museum, up steps from the Avenue de la Californie.
At the western edge of the Promenade des Anglais is the Asian Arts Museum and the Parc Phénix with its collection of gardens, huge tropical glasshouse and its aquarium, is ideal to visit.

Being on a hill, the entrance is on the ground floor, but the balcony is on the second floor.
Local activities in and around Nice, Cote d'Azur/Provence
The 17th century Vieux Nice (Old Nice) should not be missed, for a walk around the old narrow streets, and with its many art shops and markets.
It has about fifteen old churches in the Baroque style, with many oil paintings.
At the eastern end of the Promenade des Anglais is the Parc du Château. This has a lift or stairway. From the top you have a panoramic view of Nice, the Baie des Anges. Villa Arson, about 1km north of the town centre, has sensational photographs and an art museum.
Then there are the Matisse and the Chagall museums and the Francisan monastery, all in the Cimiez area, north of the town centre.
Further afield is the Rothschild villa Ephrussi with its magnificent gardens (and its porcelain collection) at Cap Ferrat. The view there onto the sea, from both sides of the cape, is very beautiful.
Towns and villages nearby are of great interest, and travel by bus or train is cheap: Cagnes, Antibes, Grasse, St Paul de Vence [a fortified village a few miles from Nice], and Menton [6 exotic gardens], etc. are interesting to visit.
For walkers, apart from the Promenade des Anglais [6 kms long] there are numerous safe paths along the coast eastwards and westwards linking other resorts. For example, Nice – Villefranche-sur-Mer, Antibes - St Jean Cap Ferrat, and Roquebrune – Monaco. All paths are easily accessible by train or bus.
