A spectacularly located and comfortable holiday home with 12 metre solar heated swimming pool in extensive grounds with fabulous views. The house is tastefully and comfortably furnished. There is an outdoor hot tub and wireless internet Access.
A particular feature of the property is that it is for two to four people yet is not part of a complex. there is a high degree of privacy.

We are spectacularly located in a prominent elevated position in a South facing valley which brings long hours of sunshine and a favourable micro climate. The house is approached by a lane which winds its way from the main road, crossing over a river by an ancient bridge and then winding upwards through olive groves to reach the property. There are extensive private wooded grounds which drop away from the house giving a real sense of privacy and peace.
The whole atmosphere is one of utter tranquillity – we are far from any major road and the only sounds are the splash of the water as it tumbles from rock to rock, the birds and the summer calling of the crickets. At night, we are far away from any light pollution and guests always enjoy the brilliance of the stars and the closeness of the moon.
There is nothing to spoil the view and to witness a ‘La Massa’ morning is truly magnificent – the light has a wonderful brilliance and luminescent quality which never fails to enthral.
The Guest Accommodation is situated in a wing of the house and has a private entrance and furnished sun terraces. The whole has been completely refurbished, decorated and furnished to a high standard.
The living area is comfortable with sofas and individual armchairs, a hardwood dining table and chairs and occasional furniture. The kitchen area is finished and equipped to a high standard by an exclusive Italian designer and manufacturer. There is a wood-burning stove for the cooler evenings and the whole suite is centrally heated for winter use.
The bathrooms(s) feature large high quality shower cubicles with ‘power shower heads’, wash hand basins and WCs with bidet showers. The bedroom(s) have new beds, quality linen and plenty of storage space.
We have a 12 metre ‘L’ shaped and landscaped solar heated pool which has a good length for lap swimmers.
We have a recently installed spa pool with wonderful views.

Cooker, Hob, Microwave, Fridge, Freezer, Washing Machine, Iron. We have tried to make sure that we offer a much higher standard of kitchen achieved than can be found in the usual holiday home – we want you to be comfortable. The cupboards are well equipped.
General:
Real Fire, Central Heating, Telephone, House Linen, Towels Provided, Internet Access. We offer a wood burning stove and comfortable furniture with original art hanging on the walls. There is good lighting and beautiful views from the windows.
Dining:
Seating for 6. There is a solid hardwood dining table and chairs in the dining area and plenty of crockery, cutlery and glassware. On the outside terraces are further tables and chairs for the alfresco meals.
Entertainment:
Terrestrial TV, Satellite TV, DVD, Radio, CD System, Board Games. We offer a wide-screen TV with the chance to borrow DVDs from our wide selection. In addition, there is wireless internet available. We provide the usual 'bookshelf' and guides to the local area.
Outside:
Private Pool, Terrace, Garden, BBQ, Parking, Balcony, Garden Furniture. The grounds are extensive, private and beautifully tended. In addition, we have our solar heated pool and spa pool. theer are hammocks in the garden and plenty of private areas for a quiet 'read'
The inside of the property is all on one level but there are a few steps which lead to the entrance which my affect disabled access.
Inside the house is designated as a no smoking area.
Local activities in and around Poppi, Tuscany
There are many activities available in the immediate area and these include the following: Hill walking and rambling. Horse riding. Cycling along the peaceful roads and tracks. Bird Watching. Golf at a local course with daily membership available at reasonable rates. Guests report that the course is excellent and that the views are magnificent. Clubs are available for hire and there is also a golf driving range.
Places to visit are many and varied and include:
The local Tuscan Hill Towns and Villages – one of the most beautiful being Poppi about 10 Minutes drive away. Arezzo, the provincial capital with its elegant squares, winding streets and wide range of shops.
Siena can be reached as a day visit. Cortona, the beautiful town made famous by the book and film ‘Under the Tuscan Sun’ – about an hour by car.
The Sanctuary of St. Francis at La Verna – a fascinating place to visit with the site being spectacularly located. This is where the siant spent much of his life and can be reached in just over 30 minutes.
Florence is about an hour away by car and there is a very convenient bus if you do not fancy the Florentine traffic. Rome is also possible as a day visit. Drive to Arezzo and then take the train from there with the rail journey being about an hour.
Even though the kitchen is beautiful and fully equipped there are many good local restaurants to tempt and we are always happy to make suggestions, recommendations and reservations where necessary.

Rental Notes: The usual change over day is Saturday and the usual rental period is in units of one week. In low season we may be willing to deviate from this.
One of our particular strengths is that we offer quality accommodation for between two and four people (occasionally we can accommodate a fifth, please ask us) and this is not on a complex which leads to high levels of personal privacy.
The property is thoroughly cleaned prior to arrival and then on a weekly basis. If more regular maid service is required, we can provide this at an extra cost.
