Modern 2 bedroom apartment with Balcony and outside furniture. Air-conditioned and fully furnished and fully equipped for a family holiday! Stunning views towards the Monchique Mountains. Just 5 minutes to the beautiful fishing village of Carvoeiro and only 10 minutes to lovely local beaches for a lunch overlooking the sea! Based on Gramacho Golf Course set within lovely gardens and communal pool.
The apartment is suitable for 5 people and a baby. Full central heating throughout, with air-conditioning to lounge and both bedrooms. Both bedrooms also have ceiling fans and have French Doors with Juliette balconies. Log burning fire in the lounge for winter evenings. There is a barbecue situated on the main balcony (barbecues are only permitted on the balcony and not in the communal areas) and there is a table and four chairs and two loungers with cushions for all located inside the wardrobe in the main bedroom. A well equiped kitchen with all utensils provided. A safe is provided for your use and is located in the wardrobe of the main bedroom.
The apartment is situated on the first floor (the building is only ground and first floor accomodation) with access via a staircase. There are lovely communal gardens and swimming pool with limited access for the use of guests staying in the immediate properties.
The apartment is only 5 minutes drive to the beautiful fishing village of Carvoeiro with its lovely beach and excellent choice of bars and restaurants. There are also numerous beaches within a 10 - 15 minute drive away, with places to have lunch too!
For the families, Slide & Splash Waterpark is less than 5 minutes in the car, with Zoo Marine and Aqualand being within easy driving distance.
For Golfers, the apartment is situated on the Gramacho Golf Course (18 Hole) with Vale da Pinta Golf Course only 2 minutes away and Silves Golf Course is only 15 minutes drive away. Gramacho has an impressive Clubhouse with a giant TV screen, tennis court, bowling green and golf academy as well as an on-site supermarket and beauty salon at Vale da Pinta.
The apartment is located just 40 minutes from Faro Airport and car hire is recommended. Sesmarias is just 2 minutes away, 5 minutes to Carvoeiro and Ferragudo is 10 minutes with the medieval town of Silves a 15 minute drive.

Real Fire, Central Heating, Air Conditioning, Telephone, House Linen, Towels Provided. The apartment has a log burning fire for the winter evenings, it also has a hair dryer in each bedroom. Towels are provided for the bathrooms and linen is changed once a week.

Seating for 4. Extending Dining table for 4 people, however will seat 8 if the chairs on the balcony are brought into dining area.
Entertainment:
Terrestrial TV, Satellite TV, DVD, CD System, Board Games, Tennis Court. The DVD player also plays CD's, Tennis courts are available for hire at the Gramacho Golf Reception you will need to hire Tennis Rackets unless you take your own.
Outside:
Communal Pool, BBQ, Parking, Balcony, Garden Furniture. Towels are also provided for the Pool area, saving you bringing your own beach/pool towels. There are communal gardens and a pond on the way to the swimming pool which is situated 200 yards away.

As the access to the first floor property is up a staircase it would not be suitable for wheel chair users. The Property is ground and first floor accomodation only, nothing higher than that.

Rental Notes: Changeover day is Thursdays where possible, however, we are very flexible so please ask for availability. Arrival times are from 1.00 p.m. and departure time is 11.00 a.m. Again these can be flexible.
Bookings can be made by contacting Joanne Spencer on the numbers provided. A 20% deposit is required at the time of booking (this is non-refundable) with the balance being due 8 weeks prior to departure.
Also a deposit of £100 is required against any breakages/damage and will be returned to you once you have returned.
The maid service is once per week however, this can be more frequently on request, a charge may be incurred by yourselves depending on the frequency.
