The villa is very close to Disney World, Seaworld, Aquatica, Universal Studios + numerous top quality golf courses and loads of terrific restaurants & pubs, making it a great location for families & golf parties.
For Disney, you should use the Osceola Parkway off of Ponciana Boulevard to avoid traffic lights.
Water Skiing, Jet Ski and banana boats are all available for hire in Lake Buena beach resort off the 535 next to Landry's Seafood Restaurant.
Horse World's riding stables and the Medieval Banquet are just around the corner, airboat swamp rides and helicopter rides are all within 4 mins and International Drive is only 10 mins away.
The Premium Outlet mall is 5 mins away, the Loop with shopping and movie theatres is about 12 mins. The Prime Outlet + Festival Bay Mall with movie theatres are about about 15 mins and the gorgeous Millennia Mall with all it's fabulous restaurants is about 20 mins away. The Florida Mall is about 22 mins away and is still very busy. Only 2 mins away are two 24 hour Wal-Mart superstores. The Old Town and downtown Kissimmee are also minutes away.
The 192 has so many restaurants to choose from: Italian * Steak * Seafood * Mexican * American * Indian * South American plus all you can eat dining or fast food outlets.
Makinson Island is a fairly new 132 acre nature refuge located in Lake Tohopekaligo with wildlife, hiking trails, picnic pavilion, boat rentals, kayak and boat tours. The Pioneer Museum in Historic Downtown Kissimmee. has guided fishing tours for Bass, Nook and Redfish. Freshwaster species are Bass, Bluegill, Bream, Large Mouth Trout.
Bush Gardens / Tampa is about 40 mins. Cocoa Beach, Kennedy Space Centre, Daytona Beach are about 50 mins away & Silver Springs Park is 60 mins.
Take 417 South (Toll) to the 535. Take 535 west. 1st right after Wal Mart into Ponciana Boulevard for 3.5 miles into Cumbrian Lakes. 4636 is only 40 yards on the right hand side from the gate.

Rental Notes: A 4 digit gate code will be supplied to you to enter the gated community & the key to the villa is in a coded key pad next to the main door. Short stay clean (less than 7 days) will require an extra payment of £50. Longer stay discounts could be considered. Pool & spa heating is £125 per week. Prices quoted in pounds are inclusive of Florida tax at 13%. Unless prior agreed the villa should be vacated at 10am on the morning of your departure. A deposit of £200 per week will be required when booking the villa and a further £200 refundable security deposit will be required with your final balance payment.
