La Roseraie is one of the attached barns of Le Boucaud, a restored original stone farmhouse built in 1891, and set in over two acres of garden.
La Roseraie has its own entrance and has been recently renovated to provide a spacious and light interior with comfortable furnishings.
Close to the small village of Saint-Ferme with its benedictine Abbey, the Cottage provides a tranquil and peaceful location amongst the vines and plum orchards with wonderful views over the countryside. It is only 3 miles to the nearest bastide town of Monsegur and is also within easy reach of many market towns and the major wine areas of South-West France. Easily reached via Bordeaux or Bergerac airports, La Roseraie offers a charming holiday home for sightseeing, househunting trips, or simply relaxing by the pool.
La Roseraie has a spacious ground floor consisting of a comfortably furnished living room equipped with radio/CD player, video, satellite TV and DVD player, plus a good selection of English books and boardgames.
The kitchen provides adequate space for cooking and comfortable dining for six people around the large oak table. On the ground floor there is a shower room with cubicle shower, hand basin and heated towel rail and a separate toilet with hand basin. The two bedrooms on the first floor both have ample wardrobe space.
The 10 x 4 metre swimming pool is set on a large terrace and enjoys the sun all day. There is a good selection of patio furniture and a poolside shower has recently been installed. The small garden terrace with table and chairs is perfect for breakfast outside if preferred or for alfresco dining.

Seating for 6. The oak dining table in the kitchen area comfortably seats 6 people

Satellite TV, Video, DVD, Radio, CD System, Board Games, Table Tennis. Bikes can be hired locally.
Outside:
Private Pool, Terrace, Garden, BBQ, Parking, Garden Furniture. Swimming Pool - for the sole use of the renters.
In addition, there is an small terrace at the side of the Cottage for dining and drinking.

The Cottage has been planned as an ideal holiday home for one or two couples, and is in a good location for house hunting in this area.
Local activities in and around Monsegur, Aquitaine/Dordogne
Most towns have weekly markets. The Saturday market at Ste. Foy-la-Grande, 12 miles away on the edge of the Dordogne river, is particularly good. The towns of Duras, Eymet and Sauveterre-de-Guyenne are close by. The nearest town of Monsegur has a small well-stocked supermarket, a post office, banks and good bars and restaurants.
Situated between the Bordeaux and Duras wine appellations, there are some wonderful wines to sample, and both St. Emilion and Bergerac can be reached easily within 40 minutes.
La Roseraie provides an excellent base for exploring a region rich in historical interests, and the owners offer a comprehensive selection of tourist information.
By air to Bordeaux or Bergerac (car hire available at the airports).

Rental Notes: Change over day: Saturday Departure by 10 am, arrival after 4pm.
Pool towels can be hired for 4 euros each per week.
To confirm a booking a non refundable deposit of £200 is required. Balance to be paid not less than six weeks before the start of the rental period. On the day of arrival, a 100 euros refundable deposit is required against damage to the property or its contents.
As an optional extra in the Summer, the owners offer an evening meal on one evening a week for guests who perhaps do not want to venture out or cook on that evening. Cost 20 euros per person - wine included (24 hours notice required).
Out of season breaks available at special rates.
