In 2 acres of gardens, this spacious grade II listed C16 timber framed house, complete with inglenook fireplace, accommodates 10 (+cot) comfortably, in six bedrooms, for weeks or short breaks. The house, set in the heart of rural Suffolk, is well equipped with all modern conveniences among the wealth of exposed timbers in its interior. The spacious ground floor includes two sitting rooms and a play room.
The surrounding area is full of places of interest and activities for adults and children including riding and golf nearby and fine Suffolk village pubs to visit and eat at. We have particularly enjoyed the mechanical music museum and the Sutton Hoo ship burial. The award winning Moon and Mushroom in the nearby village, provides excellent, informal, genuinely home cooked suppers. Children and well behaved dog welcome.

The house comprises two double bedrooms, two twin bedrooms and two single bedrooms (sleeping ten comfortably), two bathrooms (one en-suite), two sitting rooms and a games room (currently with an elderly table tennis table in it), a video/TV and a sound system, a large well-equipped farmhouse style kitchen with double oven, microwave and dishwasher and walk in larder with freezer, large hallway, utility room with washing machine and dryer and large overflow fridge, downstairs WC and boot room. The house is centrally heated and also has a log burning stove in an inglenook fireplace in one of the sitting rooms. As it is an old house the two staircases, whilst quaint, are possibly steeper than you may be used to and may not be suitable for someone with a disability (one of the single bedrooms is however on the ground floor).
The picturesque riverside town of Woodbridge with its antique shops, bookshops and pubs is about five miles away. There is sailing at Orford and Aldeburgh and on the Deben and course, game and sea fishing locations. There are beautiful beaches at Walberswick and Southwold to the north and Frinton to the south and at Aldeburgh and other places in between. In summer there is the music festival at Aldeburgh and Snape. The area is criss-crossed by a network of rural footpaths, which provide interesting walks and the lanes provide gentle cycle rides. The neighbouring riding stable is an exam centre as well as providing fun for absolute beginners. There are of course swimming pools, ten-pin bowling and cinemas within 5 or 6 miles.
The house is set in just under two acres of its own land and garden including a farm pond. It is surrounded by farmland and the riding stable grounds and there is usually plenty of wildlife - pheasants, ducks and rabbits in the garden.

Local activities in and around Woodbridge, East of England
Suffolk is a beautiful, largley unspoilt county with a genuinely rural local lifestyle. Toad Hall is situated amoung lanes, meadows and farmland for walking and cycle riding. But not far away are culture both popular and 'high'. There are music concerts at Snape Maltings (Benjamin Brittan) and Aldborough and both famous and local art and crafts and museums of rural and anglo-saxon life. But there are also traditional seaside resorts like Aldborough and Walberswick and ten pin bowling and cinema etc very locally. And golf, fishing and riding at an excellent stables very close by. Toad Hall is well placed for visiting gardens and country houses and castles too.
