Overlooking the bay of La Figuerette and the Iles de Lerin in the bay of Cannes, the villa has recently been refurbished to the highest modern standards. With sea views from every room over the Mediterranean, including the hills of Super Cannes, the Italian Alps, and (on a very clear day) Corsica. Villa Miramar is in easy walking distance from the beach (2 min. by car), and only footsteps away from an entrance to the National Park de l'Esterel with fantastic hiking and mountain biking.
The property features a modern interior (Designers Guild). There is a swimming pool 9x5 meters, and terraces for sunbathing and outdoor dining, set in a terraced Mediterranean garden. The total interior area is 220 m2 or 2354 square feet. The terraced garden is 1100 m2 or 11770 square feet. There is a garage and additional parking area on the driveway.
The villa is south-east facing, at an altitude of 124 m, or 350 feet. Le Trayas is a village built on the slopes of the Pic Martin, a hill at the foot of the Esterel mountain range. The local coast line is known as the Cote d'Or, featuring the world famous Corniche d'Or, one of the most beautiful coastal roads in the world. The Cote d'Or has innumerable small sandy bays, seperated by dramatic cliffs.

Local activities in and around Cannes, Cote d'Azur/Provence
Beach, marina (possibility of boat rental), very good dining in nearby restaurants on the corniche, tennis, golf, mountain hiking/biking/horseback-riding/fishing, glitz and night life of Cannes (20 min by car)...in fact, any conceivable outdoor activity.
Other good restaurants include Chez Philippe and Marco Polo in neighboring Theoule-s-mer (10 min. by car), and Oasis in La Napoule, a Michelin*** event. (12 min. by car).
The nearest golf course, in Mandelieu (15 min by car), is rightly called the "Old Course" since it was the first course on the Cote d'Azur. There are 10 golf courses within 45 min driving.
Cannes, the nearest large town, features a continuous string of festivals. The most important festival is the Film Festival in May. Other important events include the International Music Market (Midem) in January, and the International Advertizing Festival (CannesLions) in June. The Midem attracts a large number of world-class performers, who give concerts during the event in nearby venues.
At 3 car minutes we have the Palais des Boules, a mansion from outer space that is now owned by Pierre Cardin. He built an outdoor amphitheater and organizes his own festival during the summer (open to the public).
The National Park de l'Esterel embraces Le Trayas. L'Esterel is a primary mountain (500 million years old) of red granite rocks, spectacular cliffs, gentle slopes, and deep lakes. The park features fantastic hiking, biking, fishing, horseback-riding---you name it.
