Villa with 2 Bedrooms, Sleeps 4, Garden, Swimming Pool
The recently built, privately owned luxury Villa (with communal pool) has two bedrooms and is beside Villamartin golf course, with two other golf courses just down the road. The coast of Costa Blanca is just five minutes drive – the nearest beach is at La Zenia (you can see the blue Mediterranean Sea from the roof terrace). The villa is south facing, is well appointed and has three floors. There is newly fitted air conditioning (hot and cold) for the ground floor and both bedrooms.
There is a large patio area. Parking available at the villa for two cars and further parking outside should this be required. The large sized communal swimming pool is situated literally a minute’s stroll from the villa. This is far enough away to give you pace and quiet but close enough to be easily accessable. The villa is on Pinada Golf, Phase 1. It is a small, well established and very friendly area, with no construction nearby. There are a good number of UK long term residents.

The spacious and bright Ground Floor is open plan with a Lounge, American Style Kitchen (with breakfast bar) and a Dining area. The Lounge has a two-seater and a three-seater sofa. There is a 21” cable, digital TV with outstanding reception. Channels include ITV, BBC, C4, Sky Sport, Movies (3 channels) plus lots of radio stns. We also have a DVD player (plus some DVDs) and a mini hi-fi system.
The American Syle Kitchen is fully fitted with an Electric Oven, Gas Hob, Fridge Freezer (new Nov 07), and Washing Machine. We have a Microwave Oven, Toaster and Electric Kettle as well as an electric juicer. The dining area has a circular table and 4 comfortable chairs. There is also a large downstairs cloakroom. The first floor has two bedrooms. Also (outside) on the ground floor is a large (full length) sun patio with table and chairs. There is a separate drive for parking and an ornate front garden with bright flowers.
There is a master bedroom with king size bed and built in wardrobes. The master bedroom has its own sun terrace (ideal for having breakfast in the morning sun). There is also a second bedroom with twin beds (also with built in wardrobes). In addition, there is a large luxury bathroom. The top floor is an open large sun terrace, with access from inside the villa. There are lovely sea views from this area and we keep two sun loungers (with cushions) in a cupboard here.
The Villa is situated in a quiet residential area. We have installed security grills and blinds as this allows occupants to have doors and windows open but still enjoy full security throughout the property. Also installed are a security Alarm System and a hidden safe (we will tell you its location).
During the day you can enjoy the sea and sun along the magnificent beaches. Villamartin Plaza, (the main square) is a 7 minute walk away and is a great place to spend an evening. There are over 25 restaurants and bars and many of them provide entertainment throughout the evening.

1 Bathroom, 1 Separate WC. Extra large luxury fitted bathroom. Very powerful shower in the bath. There is also a bidet. Huge mirror over sink. Lots of drawers built in. Hair dryer supplied.

Cooker, Hob, Microwave, Fridge, Freezer, Washing Machine, Iron. Well fitted. We have an electric Oven, Gas Hob, Fridge Freezer (new Oct 2007), and Washing Machine. We have a microwave oven, toaster and electric kettle as well as an electric juicer for oranges

Air Conditioning, House Linen. Air con can be hot or cold.
As the front of the villa is south facing, we get the sun from early morning and all day. We have about the best location on the development for year round sun.
Dining:
Seating for 4. New table and comfortable chairs. You can also choose to eat outside on the patio where there is also table and chairs (with cushions). A BBQ is available in the cupboard on south facing patio.
Entertainment:
Satellite TV, Video, Radio, CD System, Tennis Court. 21" TV plus DVD & HI FI system. There are loads of channels via the digital cable system. The reception is outstanding. Also loads of radio stations.
Tennis courts just down the road.
Outside:
Communal Pool, Terrace, Garden, BBQ, Parking, Balcony, Garden Furniture. The large pool and sun bathing area is just a couple of minutes away.
You can sit out and enjoy the sun on either the ground floor patio overlooking the well kept garden, bedroom balcony or roof.

Golf: Three superb Golf Courses are within a few minutes drive from the villa.
Villamartin: Probably the most famous of the three courses as it hosted the prestigious Mediterranean Open in 1994. A superb Clubhouse ensures a relaxing setting for refreshments after a round of golf.
Las Ramblas: This is a course for low handicappers, with great holes cut into the hillside of Campamor near the sea. Jose Gancedo designed this stunning course, which is the shortest of the three courses but without doubt the most challenging.
Campoamor: An extensive clubhouse and conference facilities, with three restaurants and excellent pro shop. The front nine holes are fairly open but the back nine holes are a totally different proposition, so beware!! Fast greens and steep sided hills provide very enjoyable golf.
Beaches: Within a short drive of the villa, the beaches are plentiful and vary from vast expanses of sand to small pebble coves. Many of the safe white sandy beaches are proud to display the prestigious Blue Flag which is awarded by the EU for cleanliness and safety. The beaches along the coastline close to Villamartin are Playa Flamenca, La Zenia, Cabo Roig, and Campoamor.
Plaza La Zenia is the closest to the villa, only a few minutes drive. Calla Captaen is next to La Zenia and is a very safe beach to swim or snorkel. Sailing and scuba diving are without doubt two of the sports par excellence on the Costa Brava. You can take a boat ride to the island of Tabarca where scuba diving is a pleasure, or sail along the coast. Fishing trips and boat rides are available from the port of Torrevieja. During the day you can enjoy the sea and sun along the magnificent beaches, while at night time you can enjoy a meal in one of the many excellent restaurants along the seafront
20 minutes from Murcia airport and Circa 45 mins from Alicante. Very easy along N332 or AP7.

Rental Notes: Last minute booking discount of 10% accepted
Bookings are normally Saturday to Saturday however other days will be considered subject to availability. The villa is available from 2.00pm on the day of arrival and must be vacated by 10.00 am on the day of departure. These times can be negotiated subject to availability.
At the time of booking a £100 deposit is required. The balance becomes due 8 weeks prior to the holiday start date. Full payment is required at the time of booking if it is less than 8 weeks to the holiday start date.
A £100 key/security bond against loss or damage is required with the final payment, this will be returned in full within 7 days from the end of your holiday upon satisfactory inspection of the villa by our agent. Any costs for breakage/damage will be deducted.
Air-conditioning has been fitted and is available at no extra cost.
