Set on the olive-tree filled hillside of San Baronto, this spacious semi-detached classical Tuscan house in the Chianti wine area,with 1 acre of land and private gated access is perfectly situated for an idyllic, relaxing holiday in the heart of Italy. The interior is typically tuscan, with terracotta flooring, beamed ceilings and is tastefully decorated with beautiful antique furniture. It is virtually equidistant from both the airports of Florence and Pisa, which are approximately 45 minutes away.
The villa is reputedly the second oldest building in the area with original foundations of over 600 years old and was inhabited by monks. Villa Ceppeto is set in a tranquil enviroment with a stunning panorama and yet only a few minutes drive away from the small town of Lamporecchio and just 6km from the historical birthplace of the genius, Leonardo Da Vinci. The property is arranged over three floors and is fully equipped for 7, with a cot if required. The villa is light and airy and is an exceptionally spacious 210 sqm (approx 2100 square feet). Access is directly from a good road and is through private gates. There is a large garage and space for an extra car on the drive if needed. The large kitchen in stone tiles and wood, is on the ground floor has seating for up to 8. A unique feature is the original bread oven. A side door leads to to the garden and the spacious hall also has wide doors directly onto the garden.
On the first floor you will find a double and twin room an impressive living room with an imposing fireplace and the original stone sink, a smaller, intimate, antique-filled dining area with seating space for up to 8 , the main bathroom and separate shower room. There are french doors from the hallway onto a covered terrace with spectacular views and steps to the garden. A third bedroom with a double and twin bed, also with a stunning panorama can be found on the second floor. This has an en-suite wash-room. A cot is also available if needed. The pretty garden is well-tended with beautiful plants and has access to a small olive grove. There is a gazebo with seating and an additional covered dining area with a fireplace. The owners, who are based in Florence but also sometimes use the independantly accessed attached apartment, speak fluent English and Italian and some French and German.

Seating for 8. The kitchen is a great dining area but there is also a more formal dining room on the first floor with a window overlooking the garden. Altenatively you may prefer to dine alfresco in the garden.
Entertainment:
Terrestrial TV, Video, DVD, Radio, CD System, Board Games. There is also a small selection of Italian, German and English novels and videos.
Outside:
Terrace, Garden, BBQ, Parking, Balcony, Garden Furniture. Pretty garden is well-maintained with access to small olive grove and has a gazebo with seating and a separate covered eating area. Garage also available.

An ideal base for discovering Tuscany:- Visit the famous historic renaissance cities of Florence, Siena, Lucca, Pisa, San Gimignano & Arezzo. See the Duomo, Palazzo Pitti, Uffizzi, Galleria Accademia & Ponte Vecchio in Florence, the tower in Pisa, the frescoes in Arezzo, the incredibly beautiful Piazza where the twice yearly "Palio" is held in Siena & the bell towers at San Gimignano. Lucca and Arezzo are also well-known for their monthly antique markets.
Drive into the wine regions & stunning countryside of Chianti, Valdarno, Montalcino & Carmignano & sample some of the world's best wine & food. Or for simple relaxation visit the nearby coastal towns of Viareggio, & the exclusive resort of Forte dei Marmi. A little further away in Liguria are the 5 beautiful, romantic fishing villages of Cinque Terre, which are linked solely by train, sea & pathway. Nearby are the lovely city of Pistoia which hosts the Pistoia Blues festival every July. the village of San Miniato & the spa towns of Montecatini Terme & Monsummano Terme. Vinci is a short drive away & has an interesting museum dedicated to Leonardo da Vinci.
For fashionistas, naturally window-shop the designers in Via Tournabouni, Florence but if you are looking for a bargain you’ll find the designer outlets of Gucci, Fendi, Dolce Gabbana, YSL, La Perla etc. south of Florence (Motorway A1 exit "Incisa"). For children there is a zoo at Pistoia & Pinocchio's Park at Collodi, where there is also the spectacular villa Garzoni. There are three golf courses within 30 minutes drive:- Montecatini Golf Club (see more details later); Tavola, Prato - Golf Club Le Pavoniere (18 holes). San Miniato (PI)- Golf Club Fontevivo (9 holes). There is a nice open-air swimming pool in Lamporecchio. The skiing resort of Abetone can be reached in less than an hour.

Rental is from Saturday to Saturday.Guests are asked to arrive from 17.00-19.30 and depart before 9.30.
If you have booked for 2 weeks you will be given fresh linen and towels on the Saturday. If cleaning is required at the end of the first week there is an additional charge of £50.
30% deposit required at time of booking. Balance required 6 weeks before arrival. Funds to be transferred by bank wire/ transfer at client's expense.
£200 security deposit required with balance of payment. This will be returned less any damage or loss 1-2 weeks after departure.
