Immersed in the green of the Tuscan countryside, a stone's throw from Umbria, an eighteenth century mill has been restored preserving, through the exclusive use of traditional materials and construction methods, its original charming character.
Perfectly in tune with nature, the Mulino delle Capannacce is a haven of calm and comfort; a corner of paradise, situated at the foot of the castle of Pierle, surrounded by an endless panorama of woods, olive-groves, vineyards, ancient ruins of medieval castles and Romanesque churches.
Nature, landscape, culture, art and good food, are all offered by the Mulino delle Capannacce and the Trattoria Mimmi, our own traditional restaurant.

The Mulino delle Capannacce, recently has been converted into three spacious and comfortable apartments:
La Loggia has a large living room with an open fireplace dating from 1853 -tv satellite ( CNN, BBC World, ...), VCR, a large kitchen with dishwasher and dinning area , 2 double bedrooms, 2 bathrooms and an Al fresco dining area.
La Torretta has a kitchen/dining room with dishwasher, tv satellite. There are also 1 double-rooms and 1 double room + 1 single bed ( family room), 2 bathrooms and an Al fresco dining area-patio.
Il Granaio is an independent apartment next to the Mulino which has just been refurbished. It has a pretty kitchen with dishwasher and dinning area with a small fire-place and tv satellite ( BBC World,.), a double bedroom with en suite bathroom with shower. Il Granaio can be rented independently or would be ideal for two people who want a little privacy with a cosy and relaxed atmosphere, whilst staying close to friends or family.
Amenities: swimming pool of 15 x 6 metres,tennis table. Surrounded by a garden with flowers and fruit trees , an ideal spot for sunbathing. Communal washing machine for both apartments in a utility area. Even though this is an extremely safe area there is off street parking and security gates. At Mimmis restaurant there is a beautiful freshwater swimming pool and tennis court -tennis coaching. Also available from the restaurant is freshly made food to go. Cookery Lessons.

Mercatale is on the Tuscan/Umbrian border and has a convenient location, is only 15 minutes away from the Florence to Perugia Superstrada, making visits to Siena (50 km.), Perugia (40 km.),Trasimeno Lake (12 km.),Gubbio (40 km.), Assisi (45 km.), Spello (43 km.) all within one hour's drive. The nearest town is Cortona (19 km.), which is featured by Frances Mayes in "Under the Tuscan Sun" and "Bella Tuscany". Florence is only 1&1/2 hour by train, Rome is only 2 hours by train.
By car, form the North or the Sud, take the A1 - autostrada Exit the A1 at Valdichiana Follow the blue sign for Perugia Exit at Tuoro, follow direction to Mercatale At Mercatale is Mimmi's.
